The following information needs to be provided for me to complete the review of these plans. 1. Please update the parking requirements per the proposed total building size so we can evaluate how many spaces are needed. 2. Clearly label any new proposed pavement and parking spaces 3. Show existing and proposed topography and spot elevations near the proposed addition to clearly show how the parking lot will be regraded around the proposed addition and/or how the proposed addition will be built to match existing grades. 4. Update the Impervious coverage calculations to account for all new proposed pavement and impervious areas. 5. Provide a drainage statement about the impact of the proposed addition on the existing storm drainage system. Please call me if you have any questions. This approval is for the construction of approx. 3,718 sf addition on property located at 65 Rye Street, I zone, as shown on plans prepared by PDS Engineering, dated 1/25/07, as revised subject to the following: 1. No building permit will be issued until the final mylar have been filed in the Town Clerk's office. 2. An as-built plan is required prior to issuance of a Certificate of Occupancy per Section 8.1.11 of the Zoning Regulations. 3. All plans used in the field by the developer must bear the stamp and authorized signature of the Town of South Windsor. 4. A landscape bond in the amount of$1,000.00 is required and must be submitted prior to filing of mylars. 5. All bonds must be in one of the forms described in the enclosed Bond Policy. 6. This approval does not constitute approval of the sanitary sewer, which can only be granted by the Water Pollution Control Authority. 7. If a State Traffic Commission certificate is required,no building permits will be issued until the certificate has been issued(per CGS §14-311). 8. Pavement markings must be maintained in good condition throughout the site drives and parking areas. 9. All free standing signs and/or building signs require the issuance of a sign permit before they are erected. 10. Sizes and quantities of proposed landscaping must be added to the plans Black and white transparent mylars of Sheet#C-100 with the above modifications, together with three blueprint copies of the plans must be submitted to this Commission to be stamped and signed. After the mylar have been signed by the Commission,they will be returned to you for filing in the Office of the Town Clerk.
