DRAINAGE NARRATIVE
The following drainage calculations were prepared to show Post Development
conditions. These calculations are based on a 10 year storm event; using the Rational
Method.
WATERSHEDJANALYSIS
The total parcel area is approximately 1.0 acres and is situated between two curbed
parking areas. The soil is a poorly drained soil with an apparent water table at or near the
surface. The drainage area is 0.61 acres with a coefficient value 0.80 for gravel parking
and 0.25 for woodland.
The proposed development is a modification to an existing site, which consist of a
structure and associated bituminous parking area located in the front of the property. The
modification is to provide a gravel parking area, which is to be located in the rear of the
building.
The peak discharge, post development, for a 10-year storm is 2.30 cfs. The detention area
designated, as shown on plans, is a shallow basin with no outlet proposed. The site is flat
in nature and an outlet is not feasible. The runoff calculated does not take into account
the pre-development condition and therefore the detention area proposed is large enough
to accommodate the anticipated post-development runoff.

MEMORANDUM
To: South Windsor Inland Wetland/Conservation Commission.
From: Jeffrey H. Folger—Environmental Planner/Conservation Officer
Date: July 17, 2007
Re: Appl. 07-40P—KAZ Equipment Site Plan. Plans dated 06/04/07
The project is to construct an 8000 sgft equipment parking area behind an existing
building. The site consists of approximately one acre. No direct wetland disturbances are
proposed. Disturbance within the URA is estimated at 7200 sgft.
Site: The site is located in the Podunk River watershed. The total area is a little less than
one acre. Topography on the site is flat. The proposed storage and parking addition is
proposed on the undeveloped portion of the lot north of the existing building. Flagged
wetlands are shown along the northern portion of the parcel. The boundaries shown
appear to be accurate. Numbered wetland flags are present in the field.
The cover types present on the site would be classified as deciduous forest.
Regulated areas on the site consist of a forested wetland type. The wetland area is
isolated from any adjacent wetland system due to dense residential development to the
north and east. Hydrology to this wetland is from groundwater. It does not appear that
the groundwater in this area ever reaches the surface. In a larger system this area would
be considered a transitional wetland. Obligate wetland plants (skunk cabbage, rushes,
sedges) do not appear to be present. Spicebush and sweet pepperbush are sparsely
present in the understory. The dense overstory of red maple and white oak limits light to
the forest floor.
Wetland Functions:
Major functions of this wetland are limited due to its small size. Limited wildlife habitat,
and groundwater recharge would be the predominant functions. The high degree of
development on three sides of this wetland limits wildlife habitat value.
Impacts:
Sedimentation:
Due to the flat topography on the site and sandy composition of the soil, standard E&S
controls as shown on the plans should be adequate to contain migrating sediments
generated by construction activities associated with the addition.
Stormwater Management:
Stormwater quality is proposed to be addressed with the use of sheet flow from the lot to
a grassed swale on either side of the graded area. The swales direct the flow northward to
the rear of the property to a grassed settling area and will discharge overland into the
wetland or infiltrate through the sandy substrate. This will provide a measure of pollution
treatment prior to reaching the wetland area.
