As we discussed, this building is identical in size and shape to the previously approved application with the exception that it has been adjusted to what I believe is a more favorable orientation and we have added slightly more landscaping and appearance upgrades to the exterior of the building. Based on our discussion,we are assuming that we would present this to the Design Review Commission on March 20th and that the other approvals would be done in-house and that re-submittal through the Inland Wetlands, Planning and Zoning, and Sewer Commission would not be required. Thank you for your assistance. Sincerely, Timothy H. Wentzell, P.E. Connecticut Property Engineering THW/swt Encl. The majority of the area is gently sloped and grassy. The rear of the site is very steep and wooded. The soil type is Agawam Fine Sandy Loam, 0-3% slopes. Proposed Conditions: The area to be developed is limited to the gently sloped ground. The proposed development includes a 10,500sf industrial building, approximately 17,500sf of pavement and other appurtenances,i.e. sidewalk, landscaping and 5900sf of gravel area. Including gravel area, the total impervious area is 33,900sf. 11,450sf (Q=1.5cfs)will drain to the rear of the property in overland sheet flow to the existing swale and 22,460sf will drain the existing drainage system in the subdivision. The net effect of this development on the drainage to the rear of the site is negligible. The majority of the impervious area runoff is being redirected to the street drainage system. The runoff from the parking lot will be collected by two catch basins and flow through pipes to the existing street drainage system. The roof leaders of the proposed building will be piped to the same drainage system. The subdivision was designed for full development of all lots. The subdivision system includes street drainage and a detention basin. The net effect of this development(increase of 2.94cfs for the 10 year storm)on the street drainage system has been accounted for the in subdivision design. 2/18/2008 f .
