This approval is subject to the following conditions: 1. Installation of an indoor automatic grease interceptor meeting all Town and State requirements; 2. Final technical approval of the Town Engineering Department; and 3. Final Authority approval and acceptance of the sanitary sewerage connection will be given once the sewer line has been installed and inspected by the Town.staff, and based upon the written verification of the Town staff that said sanitary sewer line was installed in substantial conformance with the design plans approved by the Authority, and meeting all Town regulations and appropriate technical specifications relating to sanitary sewer construction. This approval letter must be superimposed on the final approval plans. Very truly yours, Joseph J. no,Chairman Water Pollution Contr_olAuthority JC:ead cc: Michael J.Gantick,Director of Public Works Jeff Doolittle,Town Engineer Marcia Banach,Director of Planning Chris Dougan, Chief Building Inspector e- C61 AUG 1.4 2007, lv SO WINDSOR PUBLIC WORKS DEPT y gust 10, 2007 South Windsor Water Pollution Control 1 Vibert Road South Windsor, CT 06074 Attention: Fred Shaw, Superintendent Re: 172 Deming Street, Manchester Dear Mr. Shaw: As discussed,we are the owner developer of 172 Deming Street. We have new a Manchester approved Site Plan of this former gas station site for redevelopment as an 8,000 sq.ft. multi-tenant retail building. We are proposing to reuse the existing, on site, 6" sanitary sewer lateral to serve the new building. A video camera examination of that lateral was completed, out to the main, and the sewer line was found it to be in good condition. Mr. Staye, from the Manchester Water& Sewer Authority, has seen the video and indicated he would have no objection to our reusing that sewer lateral. As South Windsor owns the sanitary sewer serving this property,we understand that the connection is ultimately for your approval and that a permit for and inspection of that work must come from your office. Toward that end we have enclosed copies of the approved Site Plan, along with a copy of the revised Site Grading&Utility Plan(C-2) showing the reuse of the existing lateral. Also enclosed, for your information, are copies the proposed automatic grease removal unit cut sheets and calculations. We are responsible for constructing the building shell and all site improvements. Starbucks will do their own interior fit-out. To meet our obligation we hope to begin work as soon as possible and to complete the sanitary sewer connection early in the construction process. Will you need additional information from us to complete the local permit process? Should we as the property owner apply for the permit now or would you prefer that the contractor doing the work obtain the permit? Thank you again for your consideration. Should you have any questions or need additional information, please do not hesitate to call me. Sincerely, (9-4a Poin e 360 Bloomfield Avenue, Suite 208 Windsor,CT 06095 Phone: (860)688-3667 Fax: (860)688-2343 ' StThe ......... . August 9, 2007 Mr. Bernard Kalansuriya, Civil Engineer DPW—Engineering Division 494 Main Street—Lincoln Center Manchester, CT 06045 Re: 172 Deming Street Dear Mr. Kalansuriya: As you know Starbucks coffee shop will be a tenant in the new commercial building to be constructed at 172 Deming Street. They will be the only food use tenant on that property. Whether or not a grease trap is required and the size of that trap will be governed by that tenant's activities. Starbucks prepares no food on site and I believe would be classified by your Health Dept. as a Class I Establishment, "coffee shop serving pastries, beverages and prepackaged foods". Starbucks' engineer has indicated to us that, in other Connecticut municipalities, they have, under the new DEP guidelines installed a 20 GPM automatic grease recovery unit to handle the shop's three compartment sink. Attached for your information please find calculations used to determine the size of the grease interceptor Starbucks has proposed. Also attached are copies of the specifications cut sheets for the W- 200-IS point source grease removal system to be used. Starbucks will of coarse submit a full set of construction plans„for tenant improvements within their space, for both a Building Permit and for Health Department approval. Our obligation, as the landlord, is to construct the building shell and complete the site improvements. Hopefully the information submitted here will satisfy the Town's FOG compliance concerns and will allow your office to signoff on our pending Building Permit application, so that we may begin construction of the building shell. Should you have any questions or require additional information, please do not hesitate to contact this office. Sincerely, geter Pointe 360 Bloomfield Avenue•Suite#208•Wndsor, CT 06096• phone: 860-688-3667 9 fax: 860-688-2343 PROPOSED STARBUCKS 172 DEMING ROAD MANCHESTER, CT. CALCULATIONS: The following is the calculation that we used to size the attached grease trap: Three comp sink (P026) bay dimensions are 16" X 12" X 2"0 = 3840 cu. in. 3840 X 3 (bays) = 11520 cu. in. 1 gallon = 231 cu. in. so 11520 /231 = 49.9 gallons Actual Drainage Load is 75% of fixture capacity so 49.9 X 0.75 = 37.4 gallons Flow Rate = Actual Drainage Load / Drainage Period (2 minutes) so 37.4 /2 = 18.7 GPM The W-200-IS grease trap has a maximum inlet flow rate of 20 GPM. Please feel free to contact me with any further questions, comments, or concerns. Among the many different methods of creating an air gap to protect against cross- contamination, the most popular is an air gap directly between the sink discharge and the outflow piping. This means that in the event of a backup, effluent will spill out of this gap under the sink discharge and directly onto the floor without any danger of cross-contamina- tion. The optional field-installable HAG-BA- 1 Solids Strainer Baskets collect incidental solids from the drain flow. How Does the HAG Air Gap Assembiv Work? Support *Optional HAG-BA-1 Support Leg Solids Strainer Baskets Leg Big Dipper® Not Shown Unit As the sink drains, effluent flows into the all stainless steel construction HAG Air Gap. The flow is slowed down by flow controls (provided) attached at the end of each drain stem. There is a 2" (or greater) gap between the bottom of the drain tailpiece and the drainage piping. In the event of a blockage downstream of the sink, effluent flows out of this 2" gap onto the kitch- en floor preventing any cross-contamination between the sinks or contamination from efflu- ent. The HAG Air Gap may also be plumbed through a Big Dipper®Automatic Grease &Oils Removal Unit. Incidental solids in the flow may be strained and collected using the optional, field-installable HAG-BA-1 Solids Strainer Baskets. The HAG is mounted to the floor using threaded rod support legs and feet(supplied). A Bracket that mounts the HAG assembly to the wall is also provided. ©2006 Thermaco, Inc.All rights reserved - Patented/Patents Pending - Specifications subject to change without notice 1/06 646 Greensboro St. -Asheboro, N.
