2. A Class D or better survey of the property in question must be submitted with the application showing streets,lot
lines,building lines,zone boundary lines,dimension, and buildings present or proposed and buildings on
adjacent properties and distance from subject property.
3. If a variance is being requested,a legal description and deed of the property must be submitted with the
application. This description can be obtained from mortgage records.
4. The sign from the Planning Department must be displayed on the property at least 10 days+prior to the public
hearing in a location visible from all abutting streets. #`

place of the hearing will be advised by mail.

REX LUMBER COMPANY, a Connecticut corporation having an office at
280 Sullivan Avenue, South Windsor, Connecticut, acting herein by
FRANK BUTKUS, its duly authorized agent, for consideration paid,
grant to RAYMOND L. HAWKES and CLARA M. HAWKES, as Joint Tenants,
both of the Town of Manchester, , County of Hartford and State of
Connecticut, with WARRANTY COVENANTS:
a certain piece or parcel of land known as 305 Sullivan Avenue,
South Windsor, Connecticut, being more particularly bounded and
described as follows, to wit :
NORTHERLY: By Sullivan Avenue, 135 feet;
EASTERLY: By Sullivan Avenue Industrial Park, 646 . 64 feet;
SOUTHERLY: By land now or formerly of Lewis Sperry, 135 feet;
more or less;
WESTERLY: By land now or formerly of Lewis Sperry, 646 . 82
feet, containing two acres, more or less .
Being the same premises conveyed to the Grantor herein by Warranty
Deed dated August 18 , 1976 and recorded in Volume 212 at Page 112
of the South Windsor Land Records .
Said premises are conveyed subject to : real estate taxes on the
List of October 1, 1996 , the second half of which is not yet due
and payable, which the Grantees herein assume and agree to pay as
part consideration for this transfer, and to any and all
provisions of any ordinance, municipal regulation, or public or
private law.

Dear Sirs:
At the meeting of the South Windsor Zoning Board of Appeals held on November 6, 1997, the Board
denied your request for a use variance to Section 6.1.2 to allow a used car dealership in an industrial zone.
The Board also denied your request for a State Hearing under Section 14-55 and 3.13 of the zoning
regulations for a used car dealership at 305 Sullivan Avenue, I Zone.
The Board concluded the denial reason for the use variance to be that the applicant did not demonstrate
a legitimate hardship on the property. Also, at the public hearing, the Board discovered that the
applicant was asking for the property to be used as residential property with the industrial use, however
that was not requested in the application.
The Board denied the State Hearing for the used car dealer because they concluded it was not a safe or
desirable location for the purpose of a used car dealership.
The Board approved the fee waiver as requested and a refund of your application fee will be sent when
the check is processed.
