Re: Appl. #96-44P, Wyngate Commons
At the November 20, 1996 meeting of the South Windsor Wetlands Agency/Conservation Commission, a
motion to approve the request for the construction of 13 units for a Senior Residence Development to be
known as "Wyngate Commons" on a 5.47 acre portion of a 13.74 acre parcel located on the easterly side
of Abbe Road Extension and southerly of Windshire Drive, A-30 zone (Assessor's map #102, parcel 65
partial) failed.
The concerns expressed by the Agency were:
1. Proposed mitigation is not adequate for the scope of the project.
2. Proposed mitigation for expected impacts is limited by available uplands. Additional mitigation
would further disturb wetland areas.
3. There were alternative methods available to develop the property elsewhere on the site which
would provide less impacts to the wetland resource.
3. The site is located high up on the watershed and is subjected to impacts from existing residential
development, this site would add additional pollution to an already stressed wetland system.
