Re: Appl. #2347-97 - Frank Cavaliere, request for two variances: 1) to Section 3.10.3 to allow
expansion of a non-conforming structure and 2) a 60' variance to Section 10.2 to allow proposed
expansion 5+' from front property line on property located at 1700 Ellington Road, RC Zone.
Dear Mr. Cavaliere:
At the meeting of the South Windsor Zoning Board of Appeals held on April 3, 1997, the Board approved
your request with conditions for two variances: 1)to Section 3.10.3 to allow expansion of a non-
conforming structure and 2) a 60'variance to Section 10.2 to allow proposed expansion 5+' from front
property line on property located at 1700 Ellington Road, RC Zone.
The Board concluded the hardship to be that this property pre-dates zoning regulations.
Conditions that were placed on your approval were as follows:
1) Approval is contingent on site plan approval by Planning and Zoning Commission.
2) Approval is contingent based on the sale of the piece of property to Mr. Frank Cavaliere.
3) The front of the building to be used as retail area to sell bakery goods.
4) The back area(expansion)of the building to be used as a full service area (kitchen) to make the
baked goods.
Any new building, or alterations/additions to existing buildings, require a Planning and Zoning site plan
approval and a building permit prior to start of construction.
These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own
expense.
Very truly yours,
Q f•"
