This historic residence is very small by today's standards, containing only 896 sq.ft. (12 bedrooms,l2 baths, kitchen, living room, laundry & no lst floor closetsj . In order to accommodate a family room, closet storage and to convert the living room to a bedroom (the 2nd bedroom is for a child) , the Kashetas pro- pose to place an addition on the north side. Specific hardships and supportive reasons for their variance are as follows:1) The present house predates zoning and cannot be reasonably moved. 2) The present house is approx. 2 feet from the front property line.3) The addition will be further from the street than the existing house. 4) With the addition, the house will more nearly conform to the minimum floor aiea requirements of Sec. 11.2 (i.e. ,1520 sq.ft.)5)Lot is undersized for zone. 6) addition to rear would also require a variance, and is infeasible due to the presence of a huge (6'diameter)maple.7)Abutter to north is far away and recently constructed a large addition. 8),property is abutted on the north by Stoughton Brook. I live at 1330 Main Street in South Windsor but own property where I am building a home at 1340 Main Street . My wife and I also own property at 1280 Main Street, directly across the street from kelly and Donald Kasheta. We have no objection to their request for a variance to build a small addition on the north side of their house . We ask that the board grant their request since they do have a hardship and keep their property in excellent condition. ry truly yours, James Engle and Meredith Eng e TO THE TOWN OF SOUTH WINDSOR ZONING BOARD: We reside at 1300 Main Street, directly across the street from 1305 Main Street. We are writing in support of the application pending for a variance so that an addition can be built. The existing house is very small. An addition to the house would certainly improve the appearance of the house and make it similar in size to the other homes in the area. We are confident that the addition will be tastefully done and that the property will continue to be well maintained. Thank you for considering this matter. EDWARD HETA, R. ADELLA KASH A Marc&Marybeth Sanville 1299 Main Street So. Windsor, CT 06074 June 8, 1996 To whom it may concern: We reside at 1299 Main Street, So. Windsor, CT and have been neighbors of the Kashetas for the past seven years. The Kashetas are meticulous property owners and we feel that the proposed addition would not only be a visual improvement, but an asset to the property values on Main Street as well. Sincerely, Marc &Marybeth Sanville James H. As neighbors diagonally across the street from their house, we have no objection and support the request for a variance. The house itself is a non-conforming use for frontage only, prior non-conforming uses were eliminated when the lot was enlarged and the side and rear lines changed. The Kasheta' s are an asset to the neighborhood. All of the Kasheta homes on Main street are well kept and an asset to the community. This certainly is a hardship for them since the present house is so very small and there is no other place to put an addition to make it more liveable . Very truly yours, mes H. Kelly Anne Kasheta 1305 Main Street South Windsor, CT 06074 RE: Appl. #2323-96 - Kelly Anne Kasheta Dear Ms . Kasheta: At the July 11, 1996 meeting of the South Windsor Zoning Board of Appeals, the Board approved your request for two variances: 1) a variance to Section 3 . 10 . 3 to allow expansion of a non-conforming structure; and 2) a 40 ' variance to Section 10 .2 to allow an addition to be 10 ' from the front property line at 1305 Main Street, A-40 Zone. The Board concluded the. hardship to be that the property pre-dates zoning regulations . The Board also wanted to note that even though they have approved the above two variances , they have in no way approved the front yard setback and the non-conforming size of the house. Any new building, or alterations/additions to existing buildings require a building permit prior to start of construction. This action is effective upon your filing the enclosed form in the Town Clerk's office at your own expense. Very truly yours, Ir seph J.
