Zoning Board of Appeals
Town of South Windsor
Town Hall
1540 Sullivan Ave.
So. Windsor,CT 06074
Dear Appeals Board,
Regarding the location at 1277 John Fitch Blvd. Kasheta Power Equipment), Bagels&
Beyond would like to ask the board's permission for a variance to conduct retail
operations. Currently, the said location is zoned only for industrial use. Bagels&Beyond
is a bagel/coffee shop that offers a variety of breakfast foods as well as soups, salads and
deli sandwiches. The proposed location will be of the"express'type meaning it will
offer counter service only.
Currently, the 800 sq. ft. location which is attached to Kashetas is unoccupied. The
location was formerly occupied by the Buckboard Spirit Shoppe,a package/liquor store.
Buckboard Sprit Shoppe operated without incident and objection for over 25 years. The
Buckboard received approval(not a variance)to operate retail operations there from the
board on April 10, 1970.
Bagels&Beyond requests approval of variance on the basis that retail operations have
existed at the location for 2 1/2 decades without harm to public health or welfare, safety
or property values. Additionally, the limited size of the location( 800 sq, ft.)makes it
difficult for any bW of industrial use. We believe the building is suited most efficiently
for retail use.
Thank you for your consideration. Ifthere is anything else we can provide you to
facilitate your decision please call David or Eric at 860 537-6974.
Sincerely—,
A Joe
