The required buffer in the RO zone is 25 feet, which is identical to the requirement when the prior owner developed the property as an office building. The zoning regulations have since changed, and now requires , in a new "buffer" section, that the buffer be in addition to, rather than coterminous with, the required yard. Our hardships are: 1) The zoning regulations have changed; 2) The _ vast majority of the site is fully developed under the old zoning requirement, allowing for a combined buffer & yard; 3) The only change to •the site being proposed is an extension of the existing lot out into the wooded area; 4) The applicants will properly screen the new parking area, as required, and also agrees to install some additional evergreen plantings along the northerly line which needs supplemental plantings to screen the existing lot from the abutter.
