DOCUMENTS REVIEWED: Application form and Site Plan COMMENTS: 1• At the time of my review the application did not indicate that abutters had been notified. I notified the applicant that this had to be done. 2 • The previous application on this site, application #90-05P, was withdrawn. On that plan the house was shown 55 feet U off the street. At the meeting of the South Windsor Zoning j Board of Appeals held March 1, 1990 the request for a variance to Section 5 . 1a of the Zoning Regulations, the 10, 000 s .f. of buildable area, was denied as no hardship was demonstrated. The plans have therefore been modified to show the house in an area that meets the requirement of Section 5 . 1a. 3 • Section 5 . 1a of the Zoning Regulations requires a 90, x 90' buildable square which must be exclusive of regulated wetlands . This has been shown on the plans for the proposed house location. 4 • Of the total 8 . 36 acres approximately 49% are wetland. The application form indicates that there will be 0.099 acre of wetlands impact, with 240 cubic yards of fill being placed in the wetland. 5 . The wetlands limits have been established by "Soil Science Services and field located by Alford Associates, Inc. " . A report should be submitted to clarify the type of wetlands soil(s) and characteristics . The responsible party should also verify the findings as shown on the plan. 6 .. The site is very wooded.
