Moran, Jr. , Chairman South Windsor Inland Wetlands Agency/Conservation Commission 1540 Sullivan Avenue South Windsor, CT 06074 RE: GRAHAM VILLAGE SUBDIVISION REVIEW Dear Mr. Moran: This application was presented in July and the decision in September was to ask for additional information from the applicant. To refresh memories, I have included copies of the appropriate minutes . The modified plans appear to show the items requested. The regulated . activity under which this application would be heard would be 5 .1 & 5 . 2 as it relates to watercourses . It should be noted, that what is shown on the plan, as proposed, isn't necessarily what will be built. All that was asked was to show that the lots could be developed. An approval of the sub- division, not the site work, might be the appropriate action to be forwarded to Planning and Zoning. A conservation plan on an individual lot with 11,000 s .f . disturbed wouldn't qualify under the guidelines but from a practical or economic viewpoint, if approved, the fill will be placed on these 3 lots in one operation. The recommendations are presented with that in mind. Conditions that might apply include: 1. Prior to any earthwork on the site, the sediment barrier shall be in place. 2 . The preservation of watercourse in its present condition on both lots should be indicated on the plans . 3 . Fill brought to the site shall be spread, compacted and the slopes shall be loamed and seeded in a workman like manner. This E : is in accordance with their plans to minimize the exposed areas . ° _ = - Mr. John M. Moran, Jr. , Chairman Graham Village Subdivision Review 4 . The soil erosion and sediment control plan is an integral part of the subdivision plan and the practices and measures. proposed shall apply. 5 . A bond of $10,000 might be appropriate to assure compliance with their proposal. There are no subdivision improvements proposed. Very truly yours, A.
