The wetlands have been field located but there is no report or Soil Scientist identified. The soil types should also be identified-on the plans. There is a significant difference between wetlands as identified on the Town map, compared to field located wetlands. Based on information on the application approximately 45% of the lot is wetlands . No disturbance of wetlands is proposed, there is activity in the buffer. 2 . The activity in the buffer includes a portion of the house and some proposed grading is in the 40' buffer from wetlands . This is a regulated activity. The buffer line should be identified and a calculation for the fill within it should be provided. 3 . The plans need to include a sequence of construction for the site. 4 . There is no erosion and sedimentation control plan. This should include silt fence, construction entrance, stockpile location and protection, as well as proposed seeding. A sheet of the plans should be identified as an erosion and sedimentation plan. 5 . Existing natural features such as woodland or vegetation should be indicated. Limits of construction and clearing should be indicated on the plans to protect impact on existing features . 6 . The first sheet is the only one that is appropriately certified as part of the plans . The sheets attached need appropriate numbering and certification. The extraneous information only complicates the plans . 7 . The application form identifies a need to go to the Zoning Board of Appeals . It does not appear there is a reason for action by the Zoning Board of Appeals. 8 . A separate bond should be established for this site. 9. Stump disposition should be included as part of the. plan. 10 . These comments should be addressed and items not on plans should be incorporated prior to a final approval by the Commission. IF APPROVAL IS CONSIDERED, SUGGESTED APPROVAL CONDITIONS INCLUDED: 1 . A sequence of construction should be included on the plans . 2 . An erosion and sedimentation control plan should be included on the plans . 3 . Natural features (woodland and vegetation) should be identified on the plans and limits of construction and clearing should be indicated. 4 .
