RE: Chapel Green Warehouse/Office Building Plan Review
Dear Kevin :
The Hartford County Soil Survey classifies the soils on the site as a
gravel pit or of the Windsor Series which consists of a droughty, very
rapidly permeable sandy loam. A non wetlands soil subject to wind
erosion . This was the former drive-in theater and the top soil available
could be very thin . I would hope during the construction phase that this
be considered . I would also ask the developer to indicate some thought
into the removal of some of the screen and pavement around the new
building . The narrative also makes reference to Twin Manufacturing .
If an approval were to be granted , the following conditions would seem
appropriate :
1 . Modify the plans to show the elevation and location of
the closest culvert under the railroad tracks.
2 . Show a top of rail elevation of the track by the building .
Extend the contours 50' or so outside the property line
to indicate the direction of the surface drainage .
3. Modify the plans to indicate construction limits . I doubt
if they intend to apply for 16 1/2 acres , but with the
location of the building , it does preclude much expansion .
4. Modify the "Soil Erosion and Sediment Control Notes" sheet by
filling in the pages , be more specific as to the seeding , seed
bed preparation , show the soil test results and the off season
seeding .
5. Assuming the 16 1/2 acre site , a bond of $25 , 000 could be
appropriate considering the restoration required.
Very truly yours ,
C,
A . Bowen Davies
