This is a small site, 25 ,077 sq. ft. With a fairly intense earth movement to make it work, some of the normal items shall get lost in the process. Modifications to the drawing could, or should, inlcude: 1. No apparent wetlands on the site. 2. Topo should extend 501 ± North and West to include items such as buildings, driveways, plantings and or walls . 3. Show the stockpile and to modify seeding for less than six months. 4 . Extend the storm sewer into the parking lot with a real pipe. 5 . Item 4 in the narrative indicates improvements to detention area. Where is this on the drawing? Cebry : RE: Application #1222 , Site Plan Please be advised that the Planning and Zoning Commission voted to approve your application for a site plan of development for property located at 912 Sullivan Avenue , as shown on plans prepared by Lucek Engineering Associates , dated 12-1-86 , revised through 2-5-87 , subject to the following : 1 . Hillside Drive will be widened 3 feet on the west side to facilitate 3 11-foot traffic lanes which will be appropriately marked and signed . The 3 lanes will consist of 2 south and 1 northbound lane , with exclusive right turn and left turn lanes on the southbound approach . Widening shall occur from the site driveway to Sullivan Avenue . 2 . The site shall have 19 parking spaces rather than the 25 parking spaces proposed on the plan , with the 7 spaces located closest to Hillside Drive eliminated to facilitate the Hillside Drive widening . Also , the portion of the proposed island which is oriented north-south will be eliminated and replaced with pave- ment to facilitate through traffic movement . 3 . The area where the 7 parking spaces were eliminated shall be landscaped . 4. The water connection should be to Hillside Drive rather than Sullivan Avenue if possible . 5 . The driveway must be raised so that there is a positive slope of greater than 17 at its intersection with Hillside Drive , to improve the sight line to the north . 6 . The landscape plan should show the sizes of plantings . 7 . A note should be added to the plans that there are no regulated inland wetlands nor flood hazard zones on the site . 8. A bond in the amount of $5 , 000 shall be submitted to this Commission to ensure compliance with the landscape plan . 9 . Directional arrows on bearings should be corrected .
