From the earliest stages of planning for the subdivision, lot No. 30 has been reserved for Temple Beth Hillel. It is owned by Temple Beth Hillel. The prior variance application was submitted prior to retaining an engineer to prepare the site plan, which was done this calendar year. Detailed site plans are now being modified to reflect the planimetric layout submitted with this application. 6edle we still request a 0 feet buffer along all street frontages, as previously approved, we only need a 10 feet buffer along a part of lot No. 29, rather than the entire line. The front part of this area is proposed to be retained in a natural state, i.e., the- area along Cody Circle containing, woods. The Board should be aware that the buffer on lot no. 29 was bonded and installed, however it did not contain a double row of evergreens, and it was not dimensional- ized and the corner of the house projects two or three feet into it. The subdivision landscape buffer bond has since been released to the subsequent subdivider as the buffer was installed per the plans. Our hardships are: 1) There is no other area on the lot for a parking lot with.the proposed easement; 2) The abutter has a heavily wooded area adjacent to this parking lot, and has publicly stated his intention to keep it intact; 3)A house of worship does not need to be buffered from the street; 4) Parking lot of this house of worship is often empty; 5) Unique lot configuration and wetlands dictate layout; 6.) No other land to expand into;. 7) This will allow provision for ample off-street parking.
