There are three buildings that make up the Center- 1330, 1340 and 1350 Sullivan Avenue. Two of the buildings, 1340 and 1350, have uniform signs located near the road in front of each building. The third building, 1330, does not have any signs associated with it. See enclosed pictures. I am requesting a variance to erect a sign that will be in conformity with the two existing signs, having identical structure and landscaping. Currently, the professional center is comprised of medical related Y P P offices. I would be operating a CPA practice from the condo and would need to distinguish myself from the other owners/tenants. The sign and associated landscaping would enhance the properties appearance by providing a more uniform appearance. I ,port Officers/Directors usiness ID : 0128826 c / 1. Full Legal Name:RICHARD S. Dear Mr. Hintz: At the meeting of the South Windsor Zoning Board of Appeals held on March 4, 199% the Board approved your request for a variance to Section 17.8.7 to allow a free standing sign 18 square feet, at property located at 1330 Sullivan Avenue, (known as Westgate Professional Center), RO Zone. The Board conditioned this variance saying that once the sign is established, the applicant is required to place an "as-built" sketch in the town files showing the exact location and dimensions of the sign. The Board concluded the hardships to be as follows: I. The office is located in the rear of the building, so there is no visibility of the business from the roadway. 2. A unique sign is necessary to distinguish between businesses located in the building. Any new building, or alteration/additions to existing buildings, require a building permit prior to start of construction. These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own expense. Very truly yours, Robert Warren, Vice Chairperson Zoning Board of Appeals RW:dr cc: Building Department I, Robert Warren, Vice Chairperson of the South Windsor Zoning Board of Appeals hereby certify that on March 4, 1999, the Zoning Board of Appeals granted to: Steven Hintz, 481 Buckland Road, a a variance to Section 17.8.7 to allow a free standing sign 18 square feet, RO Zone.
