The existing building extends 36 feet into the front yard setback defined for this zone. The proposed sun porch, attached towards the rear of the existing building will extend 8 feet into the front yard setback. Section II Item 13 Attachment Explanation of hardship 1. The existing house was constructed in 1845 and apparently predates the zoning requirement for a 50 foot front yard setback. 2. There is no other reasonable location for the sun porch. After working with an architect for the past 2 months we have exhausted all other options that keep the floor plan of the house a reasonable length from front to back. Compared to other options, the proposed floor plan requires the minimum variance. 3. The proposed sun porch and additions are directly related to the location and layout of the existing house. 4. The house directly across the street has approximately an 80 foot front yard setback. 5. Non conforming lots are characteristic for the Main Street area, as many properties predate zoning requirements and are set close to the street like this one. Given these characteristics, it is not uncommon to find structures on or near property boundaries. Singer 905 Main Street South Windsor, CT 06074 Re: Appl. #2437-99—David M. Singer, 905 Main Street,A-40 Zone. Dear Mr. Singer: At the meeting of the South Windsor Zoning Board of Appeals held on July 1, 1999, the Board approved your request for two variances: 1) an 8' variance to Section 10.2 and 3.10.3 to allow a screened porch 42' from the front property line on an existing non-conforming house; and 2) a 36' variance to Section 10.2 for the existing house that is located 14' from the front property line (50' required) at 905 Main Street, A- 40 zone. The Board concluded the hardship to be as follows: 1. The non-conformance existing presently on the property. 2. The unique shape of the property. 3. The small size of the lot. 4. The major expansion which is being constructed. Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of construction. These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own expense. Very truly yours, ' r✓ r.
