Our house was built in the late 1700's. Plans are to rehabilitate our home while maintaining an authentic and accurate historical character. However, existing bathrooms (added many years after the home was constructed) are cramped and poorly organized. Closet space is minimal. The dryer is located in the second floor bathroom. The location of the washing machine prevents use of the rear staircase. Minimum front yard setback of Zoning Regulations section 10.2 (50 feet) places setback line through the ell at the rear of house. Alterations, additions, or rebuilding of the ell to add a second floor master bedroom suite and laundry room and refurbish the kitchen are not possible without violating section 3.10.9.b. Without variance, second floor interior walls in the main house will need to be moved to enlarge closets and allow for a more functional bathroom and living space. Any kitchen updates without variance would force relocation of kitchen area from western end of ell to eastern end to meet 50' foot front yard setback, with resulting relocation of door, window, plumbing, exhaust venting, and electrical services Chapel Road I Q (35) (45) (55) I N I + v 91 N 1.20 ac 4 .43 ac 3 .44 ac 1.00 ac .77 ac r 19 M I I C I I i I I w1R. Wade-Utay, 482 Main Street, A-40 zone Dear Mr. &Mrs. Utay: At the meeting of the South Windsor Zoning Board of Appeals held on February 3, 2000, the Board approved with conditions your request for a variance to section 3.10.9.b for the expansion of a non- conforming structure in the rear of the house, at 482 Main Street, A-40 zone. The Board concluded the hardship to be that the lot predates zoning regulations. The Board placed the following condition on this application: The expansion must be within the existing footprint as shown on the plans submitted with the application. Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of construction. These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own expense.
