Mr. and Mrs. Roger Thompson(owners of the property at 342 Slater Street) have described to me there desire to add an eight-foot addition to the north side of their residence in order to add a second bay to their existing one-car garage. There is presently about filly foot of distance separating the two residences. I have no objection to Mr. and Mrs. Thompson constructing an eight-foot addition to the north side of their residence. Respectfully Submitted, Mr. dmund Sierbinski o Owner of- 350 Slater Street South Windsor, CT 06074 (860) 644-8051 Questions on Variance Request Form 5 Location of property in question: Property known as Lot No. 2 on a map or plan entitled"Property Surveyed for Richard Jennings, Slater and Deming Streets South Windsor, Conn. 13. If requesting a variance state clearly the unusual hardship or exceptional difficulty on the property that prompts this application and indicate why other options are unacceptable. The variance is being requested in order to add an eight (8) foot extension to the north side of our residence at 342 Slater Street. The additional space would permit the second bay of a two-car garage. Our residence presently has a one-car garage, and the approval of the variance would permit construction of a second bay. Because the property lines for the homes at 350 Slater Street, 342 Slater Street and 334 Slater Street run at a diagonal from Slater Street, and each of the residence are perpendicular to Slater Street, any extension in either a northerly or southerly direction would require a request for variance. In order to add the second bay to the existing garage, it is necessary to build on the north side of the residence. Our residence at 342 Slater Street is presently 51 feet from the residence of Edmund Sierbinski at 350 Slater Street and 35 feet from the residence of Lee and Sue Stevens at 334 Slater Street. Approval of the variance request would place the northernmost point of the addition 43 feet from the residence at 350 Slater Street. This would still be greater than the present distance between our house and the Steven's residence at 334 Slater Street. The addition of a second bay to create a two-car garage would not be inconsistent with homes in the area. Mr. Sierbinski at 350 Slater Street has a two-car garage and a newly constructed residence at 356 Slater Street also has a two-car garage. The Board concluded the hardship to be that due to the slant of the property line and the angle of the house on the property, it is impossible to construct a two-car garage and be in conformity with the regulations. Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of construction. These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own expense. Very truly yours, gia'rjori Anthony, Chairperson Zoning Board of Appeals MA:dr cc: Building Department 1 I, Marjorie Anthony, Chairperson of the South Windsor Zoning Board of Appeals hereby certify that on May 4, 2000 the Zoning Board of Appeals granted to: Pat & Roger Thompson, an 8' variance to section 10.2 to allow construction of a second garage bay 7' from the side property line, A-30 zone. on premises located: 342 Slater Street and more particularly bounded and described as follows: NORTHERLY: by Lot No. 1 on said map, 274.52 feet; EASTERLY: by land now or formerly of The Imperial Agricultural Corporation and land now or formerly of Louis C.
