Dated this day ofA Year D CO(::) Applicant: (Signature) OWNER: (Signature) Approved: Denied: v" t?ZCrit-tJ Revised 12/04/98 ZBA Application 240 Chapel Road Ownership The purchaser of the property is Chapel Main, LLC. The sole owner is Mr. Steve Robinson, who address is listed on the application. Occupancy The building will be occupied by Wattsaver Lighting Products, Inc. This is an electrical distribution company owned by Mr. Robinson and currently located on Sandra Drive in South Windsor. This business has outgrown the existing space, hence the reason to buy the property at 240 Chapel Road and expand the building. Two additions are planned. The 1"addition of 3,OO617 is required to accommodate the existing need with some small growth capacity. The second addition is anticipated in 2—3 years based on current projections. These variances are requested to allow sufficient space to accommodate the business needs projected. Addition#1 of 3,000 SF meets current needs but requires a rear variance to change the rear line from 25 feet to approximately 12 feet. This variance allows the continuation of the existing rear wall of the building to maintain proper material flow and eliminate "wasted" spaces. Moving the rear wall closer to the street results in having the loading dock too close for safe maneuvering of trailer trucks or making the addition too small to meet the space needs. In addition the offset from the existing building is unsightly and potentially, partially blocks window in the existing 2"d floor. Addition #2 requires a sideline variance from 10' to 6+/- Feet and a rear line variance from 25' to 15'. The sideline variance allow for matching to the existing building while the rear variance allow us to build a minimum practical sized addition. The adjacent area is unlikely to be further expanded. It is currently fenced and has environmental conditions that make building unlikely. A variance of site coverage to 75% is partially due to existing coverage. The right side of the property has a large graveled area. The parking needed for this operation can be met with spaces in front of the existing building and the 1st addition, however there is a large area to the right of the addition that already has a stone base. The variance would allow use for future parking, if needed. Without the variance, the stone would have to be removed which has no benefit to the use or attractiveness of the area.
