We would like to turn our garage into living space without adding on another garage; however we do intend on adding a garage to the property within a three year period. We live in a split level home where I run a family day care. I am currently using an upstairs bedroom for one playroom and the downstairs area for another because our living space is limited. I have been open for about 10 months now, and'I have found that the level of stress for the children and myself could be decreased if I had the whole day care in one area. My downstairs playroom would be perfect if I could open up the garage and utilize it as living space. I have many gates throughout the house and I constantly need to lock and unlock them depending on what level we are on at the time. I have gone to school for a higher level of accreditation for family daycare. During my evaluation my advisor, Beth Reichert, of Manchester Community College commented that my program would greatly improve if I could hold daycare on one level instead of three. For this reason, I have chosen to make the improvements to my home, if you approve, before I finalize my testing for my Child Development Associate. There are many other homes in our neighborhood that have opened up their downstairs without adding on a garage, some of them are as follows: The Kudla Family at 37 Farmstead Drive The Hertel Family at 45 Farmstead Drive The Family at 119 Farmstead Drive The Family at 9 Brook Street The Family at 57 Brook Street The Family at 72 Brook Street The Family at 134 Brook Street The Family at 53 Overlook Road The Family at 140 Overlook Road I I For this reason I feel that our consideration would not affect the character of the neighborhood. My family and I love the town of South Windsor, and we love the neighborhood that we currently live in. If allowed to make these changes, our lives would greatly improve and my day care children would benefit as well. Thank you for your consideration. I' Sincerely, f Kimberly Sullivan i k 100 Farmstead Drive South Windsor, CT 06074 January 10, 2001 Zoning Board of Appeals 1540 Sullivan Avenue South Windsor, CT 06074 j Dear Sir or Madam: I A neighbor of ours, Kimberly Sullivan (at 105 Farmstead Drive), is in the process of applying for a variance in a zoning regulation (section 11.2) which prevents her from converting her garage to living space. We live directly across the street from her house and we wanted to let you know that we have no problem with the changes she would like to make. For one thing, there are several other similar houses in the neighborhood that don't have garages for their cars, and I don't believe that this takes away from the character of the neighborhood. Second of all , I am assuming that the purpose of this new rule is to lessen the number of cars parked outside the houses here. Most of our immediate neighbors (including the Sullivan) are not using their garages for cars, but as extra storage space. Therefore the conversion of their garage does not in any way change the aesthetics for me. Sincerely, 1 Caroline King I I JAN 10 2001 08:39 FR REID & RIEGE 660 240 1002 TO 2525#99900#306#9 P.02/02 STATE OF CONNECTICUT MANCHESTER CONOW iTY-')a°°ECEMCAL COLLEGE P.Q.BOX 1046,MANCHBSTER,CONNECTICUT 06%5-1046 F January 9, 2001 F,'•' '-•. Kim works hard to meet the children's needs, interests, and abilities. The children are lucky to have someone as conscientious and caring as Kim In their lives. However, there is not enough space on one floor for all of the materials and activities for the children. Consequently, she must use activity and storage areas can three levels. The children have to move to different areas on different floors for different activities. If Kim had one large playroom in which all of the children's materials and activities were arranged, children could change activities within the.same playroom. It would be safer and easier to supervise the children on one floor. Children would have more time for activities without the interruption of moving from floor to floor. The daily schedule would be much less complicated for Kim and the children. I hope that you will allow Kim to expand her playroom into ta the garage. It would be a great improvement in her program.
