Dated this ?H da of A `1 Year Z G G Applicant: (Signature) OWNER: (Signature) SE+ TID1Y IY;AC1^I07Y=GtF`THSOAR7)•, ' NOR-,: Approved: Denied: Revised 12/04/98 4/11/01 To The Zoning Board Of Appeals I am requesting a variance granted to allow me to build a garage 5'off of my northwest property line and 35'off my rear property line. There are several reasons for this request. The unusual hardships and exceptional difficulties are as follows: -The driveway is positioned very close to the northwest property line and this placement of the driveway will hinder access to the new garage if a variance were not granted. -Bordering the northwest property line is the "right of way" for the town of South Windsor sewage line. As this sewer line must be kept clear and can never be built upon, it acts as a natural buffer of approximately 40'parallel to my property line. (See attachment for details.) -As per town of South Windsor building code, I cannot build within 10'of my septic system which forces me to connect to town sewers if the garage is built which I understand and accept. -The property is situated in a mature wooded and settled area. Although some of our trees will need to be removed, I am positioning the garage on the property in order to remove the least amount of trees as possible. This is because our family enjoys the natural setting of trees that encompass our property. -Topographically, Chapel Road is higher in elevation than the lot. Positioning the garage as far back on the property as possible, makes for an appealing transition from existing house to new garage. Also, the rear property line is landlocked by another land parcel that extends all the way back to Route 291. The northwest boundary is bordered by the sewer's right of way and is wooded for approximately 1500'before reaching any residential homes. Thank you for your time and effort. Sincerely, Steven D.
