If requesting a variance state clearly the unusual hardship or exceptional difficulty on the property that prompts this application and indicate why other options are unacceptable. • App#2517-01 Request for two front yard variances to section 10.2: • An 8' variance to allow a garage to be 32' from the property line • An 6' variance to allow a porch to be 38' from the property line (40) required at 301 Abbe Road Extension, AA-30 zone. We are requesting a variance to allow for an addition to our home: a second garage, a mud room and a porch. The unusual hardship results from the fact that our home was not built in the center of our lot which is a corner lot. It makes aesthetic, practical and financial sense to add the second garage and mud room to the existing garage. The variance request is due to the fact that the right front corner of the new garage will be 8' beyond the town's distance guideline of 40 feet. The variance for the porch addition will be 6' beyond the town's distance guideline of 40 feet at the corner of the porch. When this plot plan was done in 1963 the corner of Lake Street and Abbe Road Extension was just that - a corner or a bend. It has since been expanded to a 3 way intersection. At the time it was expanded, Lake Street was straightened out from a bend in the road to create an intersection. This change added to our front lawn which brought the distance from the front of our house out more than the 40 foot requirement. We realize we do not own the additional property between our property line to the street line but it does increase the distance from the new construction. Please refer to the attached drawing on which our contractor John Samsel, has added 2 measurements. They are labeled A, B. • Measurement A is 34' from the proposed new construction porch corner edge to the street. • Measurement B is 32' from the proposed new construction garage front parallel with the existing driveway to the street. These measurements can be verified as our contractor has left the stakes in place. Thank you for your time. The Board concluded the hardship on the property to be as follows: 1. The house is positioned on a corner lot, which creates two front yard setbacks of 40'. 2. The proposed mudroom and garage will create a reasonable entrance into the home, presently there is no entrance from the existing garage into the house. Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of construction. These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own expense. Very truly yours, 1 Marjori .
