Application to the Zoning Board of Appeals
In reference to question#13 on the Zoning Board of Appeals Application Package.
We are applying for this variance in order to expand our current kitchen and dining area
which is currently too small to seat more than four to six people or to comfortably and
effectively prepare meals with more than one person in the kitchen. The house is a front
to back split level with the kitchen located on the middle (main) floor in the front of the
house which prohibits the construction of a larger kitchen or dining room anywhere
except the front of the house. In order to create a dining and kitchen area large enough to
be functional roughly a ten foot bump out of the house must occur, which will extend
beyond the building line by roughly 4 feet. Several options have been explored to stay
within the building line however they are either not aesthetically as pleasing or cost
prohibitive.

RE: Application #2673-06—Erek Grohs, 63 Peach Tree Lane,A-20 zone
Dear Mr. Grohs:
At the meeting of the South Windsor Zoning Board of Appeals held on April 11, 2006, the Board
approved your request for a 7' variance to section 10.2 to allow a proposed addition 33' from
the front property line, (40' required), A-20 zone.
The Board concluded the hardship to be as follows:
1. The placement of the house on the property and topography of the land creates
difficulty placing the proposed addition in any other area.
2. The architectural design of the house, which is a front to back split level, creates
constraints in placing an addition elsewhere.
Any new building, or alteration/additions to existing buildings, requires a building permit prior to
start of construction.
These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your
own expense.
Very truly yours,
,v Ran ldr
