Nar-J*adam;
-{-ochtj is a plot plan of 20 Andreis Trail. We are requesting two variances for our
Qyoraty. They are described as follows:
1. We are going to be adding an addition to the northeast corner of the house. The
4'-8"wide x 6'-3"long hatchway, presently located on the 15' wall, will need to be
relocated. The proposed location at the sideyard would extend 2'-0" maximum into the
10'sideyard setback. We have examined other locations, all of which would be a
hardship. We have very limited choices. The majority of the area of the basement of the
house is finished. The large pool is located approximately five feet from the house(see
plan). We are very concerned about being in close proximity to the pool, due to safety
issues.
2. We are planning to build or purchase a 10'xl2' shed. We are requesting, since
this is a corner lot,to place the shed at the 15' rear yard setback(see plan).
Please call if you have questions.
Sincerely,

Re: Appl. #2547-02—Nancy Yario, 20 Andreis Trail,A-30 Open Space zone
Dear Mrs. Yario:
At the meeting of the South Windsor Zoning Board of Appeals held on June 6, 2002, the Board approved
your request for a 2' variance to section 10.3 to allow a structure 8' from the side property line (10'
required).
The Board concluded the hardship on the property to be that the placement of the house on the property
and the shape of the lot, makes it impossible to construct an addition in conformance to the regulations.
The Board also approved with conditions your request for a 15' variance to section 10.3 to allow a shed
35' from the front property line (50' required) at 20 Andreis Trail, A-30 Open Space zone.
The Board concluded the hardship on the property to be that the shape of the lot creates the necessity to
request a variance.
Commission members felt that the original request of 35' was much too large and determined a 15'
variance request to be reasonable for this property.
Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of
construction.
These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own
expense.
Very truly yours,
Robert Warren, Chairman
Zoning Board of Appeals
