KF Properties, LLC
Unit 204
Wheeler Estates Senior Residence Development
April 11, 2002
Variance Request: 3.0 foot variance to Section to allow a deck closer to future
Building unit 301.
Hardships or particular factors that support this application are:
1. This is a Senior Residence Development, and all decks have been designed to
be flush with he first floor to make a seamless transition from house to deck.
This will readily allow for wheelchair accessibility, which is necessary to
meet the needs of those seniors with physical disabilities.
2. All Units are Handicap adaptable.
3. This unit is designed to add a lift device(Shaft is in place) and ramp, if
requested,to accommodate wheelchairs.
4. The deck would be too small and irregular to readily accommodate a
wheelchair if it were built fully observing the 20' building separation.
5. The deck would be generally unusable and too small if it were built observing
distance between buildings.
6. An alternate concrete patio was investigated, which need not observe the
distance between buildings, however, that would require four stairs, which
would present a hardship to a resident or guest with physical disabilities.
7. All deck sizes to all condo units should be approximately the same.
We regret that this problem was not uncovered during the design process, and we
seek your assistance in remedying this situation.
Thank you,
Walter Kebalo

Re: Appl. #2544-02—KF Properties LLC, Unit 204, Wheeler Estates SRD, Kebalo Lane,A-20
zone
To Whom It May Concern:
At the meeting of the South Windsor Zoning Board of Appeals held on May 2, 2002, the Board approved
your request for a 3' variance to section 4.1.12.g to allow a proposed deck 17' from an adjacent structure
(20' required) at Unit 204, Wheeler Estates SRD, Kebalo Lane, A-20 zone.
The Board concluded the hardship on the property to be that the deck is required to be handicap
accessible.
Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of
construction.
These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own
expense.
Very truly yours,
Robert Warren, Chairman
Zoning Board of Appeals
