We would like to build a 24ft garage attached to our home that will be approximately 7 ft 4 inches away from the property line of the home at 113 Farmstead Drive. As per your conditions requested of us with your acceptance of our previous variance request CERTIFIED#P462498151 Application 2495-01 which was approved on February 1,2001. You approved us turning our old garage into living space with the condition that we build another garage onto our home within the next three years. The new garage to be built will be large enough to hold two cars. This is necessary because our family has two cars plus a company van for my husband. I am currently running a family daycare in my-home and I need the driveway to be free of vehicles so that the children can ride bikes and play in the driveway while it is coned off. I had previously parked my vehicle on the street to get it out of the driveway and it was struck by another vehicle on two occasions. The first was on October 29 h 2001 SWPD Case#01-19872 the second was on December 191h 2001 SWPD Case#01-23602. The safest alternative for our family and the children in my care is to place our vehicles in a garage.. I have spoken to our neighbors,Jason and Christine Hurley, who live at 113 Farmstead Drive and they have given their approval for our plans. For this and the other reasons stated above, I respectfully ask for your consideration to give us a variance for our project. SincerelyVW4 Kimberly J. Sullivan Mr. & Mrs. Jason Hurley 113 Farmstead Drive South Windsor, CT 06074 (860)648-2075 January 1, 2003 Town of South Windsor Zoning Board of Appeals 1540 Sullivan Avenue South Windsor, CT 06074 Dear Zoning Board Members; We have been informed by our neighbor, Kimberly Sullivan, of her proposed two car garage project to be constructed sometime in 2003 or 2004. We understand that she will need to obtain a 2ft 8inch variance for the project. She has explained the proposed location -facing the house it will be attached on the right side toward the rear of the house (in between our two homes). The garage will be 24ft in width which means it will be approximately 7ft 4inches from the property line. We have talked over this situation, and we do not have a problem with this garage construction. Sullivan 105 Farmstead Drive South Windsor, CT 06074 Re: Appl.#2566-03—Kimberly J. Sullivan, 105 Farmstead Drive,A-20 zone Dear Ms. Sullivan: At the meeting of the South Windsor Zoning Board of Appeals held on February 6, 2003, the Board approved your request for a 3' variance to section 10.2 to allow a proposed garage 7' from the side property line, at 105 Farmstead Drive,A-20 zone. The Board concluded the hardship to be as follows: 1. The applicant was granted a variance two years ago. The variance had a condition placed on it, which stated approval is stipulated on the applicant constructing a garage onto the house within three years. 2. There is a safety concern regarding parking in the street because their vehicle has been struck twice. 3. The placement of the house on the PAY ro does not allow an addition without the property necessity of a variance. Any new building, or alteration/additions to existing buildings, requires a building permit prior to start of construction. These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your own expense. Very truly yours, Robert Warren, Chairperson Zoning Board of Appeals RW:dr cc: Building Department I, Robert Warren, Chairman of the South Windsor Zoning Board of Appeals hereby certify that on February 6,2003 the Zoning Board of Appeals granted to: Kimberly J.
