Application #1548-84 - Eleanor Dunn
Mr. Murrin moved to grant a 20-foot variance from the building line to allow
construction of a 6-foot stockade fence on property owned by Eleanor Dunn,
located on the corner of LeFoll Boulevard and Pleasant Valley Road, South
Windsor( A-20 Zone) .
He noted that a hardship existed due to the 50-foot building line requirement
on a corner lot, and the heavy traffic on Pleasant Valley Road. Concerns of
sight line due to the corner lot were not applicable to this application.
The motion was seconded by Mr. Steben and voted unanimously in favor.
EFFECTIVE DATE: June 22, 1984
Appliction #1552-84 -Lawrence R. and Paula L. Jenkins
Mr. Steben moved to grant this request for a variance to Section 5.2 of the
Zoning Regulations to allow a swimming pool 10 feet from plot C and "4 feet -from
plot B', as shown on the map submitted with the application, at property
located at 15 Beelzebub Road, South Windsor (RR Zone) .
He noted that a hardship existed due to the fact that this was a corner lot
and also due to the fact that it is a pie-shaped lot. " He also noted that
the two neighbors who would be affected submitted letters to the Board
saying they would have no objection to the installation of the pool.
The motion was seconded by Mr. Murrin, and voted unanimously in favor.
EFFECTIVE DATE: June 22, 1984
Application #1553-84 - Virginia Hatfield
Mr. Steben moved to grant the application of Mrs. Hatfield requesting renewal
of a two-year temporary and conditional permit to allow an in-family apartment
at 160 Long Hill Road.

income producing. If the family situation should change, the home will have
to be restored to a one-family condition. All original conditions of approval
shall remain in full force and effect.
The motion was seconded by Mrs. c ottle and voted unanimously in favor.

Application #1548-84 - Eleanor Dunn
Ms. Dunn reappeared before the Board and restated her .request of last month -
to allow a six-foot stockade fence on property located on the corner of LeFoll =S
Boulevard and Pleasant Valley Road due to lack of privacy and the noise caused
by the heavy traffic.

Mr. and Mrs..-Jenkins appeared before the Board requesting a variance to Section'.
5.2 to allow a swimming pool closer to the side yard than allowed on property
located at 15_ Beelzebub Road. Mr. Jenkins explained that it is an irregular -
shaped corner lot. He said if the pool were placed to conform to the side
yard requirements, it would require placing the pool very close to the
house, would leave very little unobstructed rear yard area away from the =
road, and would limit their privacy. He submitted letters from the
neighbor at 23- Beelzebub Road and the neighbor at 676 Foster Street saying
they would have no objections to the installation of this above-ground pool. -
It was noted for the record that no one in the audience spoke in favor of or

Re: Appl. #2587-03 —Lawrence R. Jenkins, 15 Beelzebub Road,RR zone
Dear Mr. Jenkins:
At the meeting of the South Windsor Zoning Board of Appeals held on September 4, 2003, the
Board approved you request for two variances to section 10.2: 1)to allow a shed 4' from the side
property line(20' required); and 2)to allow a shed 10' from the side property line(20' required) at
15 Beelzebub Road,RR zone.
The Board concluded the hardship to be as follows:
Placement of the house on the property creates difficulty erecting a shed because of the
shape of the lot and also the parcel is a corner lot, which creates two front yards at this
location.
Any new building, or alteration/additions to existing buildings, requires a building permit prior to
start of construction.
These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your
own expense.
Very truly yours,
Robert Warren, Chairperson
Zoning Board of Appeals
