Statement of Hardship or Exceptional Difficulty
As documented on ZBA's sign location application, Precision Motor Coach is set back
from the road ( John Fitch Blvd., rt. 5 ) some 150 feet. This has make it extremely
difficult for new clients to locate us, as well as the difficulty for us to effectively market
our services due to the lack of visibility of our facility by motorists traveling on route 5.
Now, with the advent of the new emissions program, which we are a State of
Connecticut testing and repair site, a visual representation of our service is needed
more than ever, allowing the general public to locate easily the needed test and repair
center to comply with the mandatory testing of vehicles as well as easing our visibility
problem.
Within the property, Precision Motor Coach is but one of two possible tenants.
Presently, there are only two businesses operating on the property, the owners
Kasheta Power Equipment and Precision Motor Coach which is housed within a
separate detached building ( as noted above, set back approximately 150 feet from
route 5 ) from the Power Equipment building which contains an appartment which has
contained various businesses over the years.
As submitted with our orignal sign application, we have received permission from the
property owners to piggy back a sign on their existing sign, located on the property
110 feet in front of our ( Precision Motor Coach ) building ( note diagram ).
Thank you r o r c ideration i this matter

Re: Appl. #2589-03—Precision Motor Coach,LLC, 1281 John Fitch Boulevard, I zone
Dear Mr. Desrosiers:
At the meeting of the South Windsor Zoning Board of Appeals held on October 2, 2003, the Board
approved your request for a variance to section 17.8.8 to allow an additional 12 square feet to an
existing second free standing'sign(approved by ZBA variance in 1993) at 1281 John Fitch
Boulevard, I zone.
The Board placed the following conditions on this application:
The location of the building creates the necessity for additional signage.
Any new building, or alteration/additions to existing buildings, requires a building permit prior to
start of construction.
These actions are effective upon your filing the enclosed form in the Town Clerk's Office at your
own expense.
Very truly yours,
Robert Warren, Chairperson
