Request for Variance from South Windsor Zoning Board of Appeals Robert and Barbara Gentile June 2004 The requested variance is to allow the building of a front porch on the house which will cross the front building line, which is normally required to be 40 feet from the road. The survey on record indicates by a written number that the existing house is 49 feet from the road at the closest corner (the house is not square to the road). However, the scale of the drawing would suggest that this corner of the house is actually 46 feet from the road. We would like to build a front porch that would be the entire length of the house (30 feet) by 10 feet deep. With the addition of front steps, the additional depth would be 2 feet, for a total of a 12 foot increase to the front of the structure. This porch is intended to provide weather shelter to the front entryway, and aesthetic improvement to the property. This variance would alleviate the following difficulties: 1 - Given the inconsistency between the written word (number) in the existing survey, there is uncertainty whether the space we have to work with (without getting a variance) is 6 feet or 9 feet. 2 -At best case, we are requesting a 1 foot variance at the nearest corner. The steps add 2 feet, but at the other end of the house, where there is more space to work with, so it may still be 1 foot or under. 3 -At worst case, we are requesting a 6 foot variance, taking the most conservative view of the workable space. 4 - If the variance is granted, we can build the porch as it is designed, and it may actually exceed the building line by only a foot or a little more. While slight modifications to the design could alleviate the for-2 foot problem, there is no adequate design that could fit into a 6 foot space. 5 -The cost of an additional survey is prohibitive. 6 -We are constrained in the number of expansion options we have, as we live on a corner lot, and are already at the building line on the outer side (the other side is the driveway). 7 - Oak Street is not a wide road, and the addition of a porch to our house would not in any way interfere with traffic or visibility. The porch would in fact enhance the appearance of the house and the neighborhood. Volume 665 Page N° 242 aY- WARRAM DEED - BURVIVOREHIp KNOW YE, THAT We, RICHARD C- REEVES and ROBERTA W. The Board concluded the reason for denial was because there was insufficient information presented (the actual distance of the house from the property line), which could result in a greater impact to the neighborhood. The Commission felt an A-2 survey should be obtained so that exact measurements would be provided. Very truly yours, teph n Wagner, Chairperson Zoning Board of Appeals SW:dr cc: Building Department
