The special exception criteria in the industrial zone includes: • the goals and the objectives of the Town Plan of Development are met; • adverse traffic impacts are not created; • negative impacts on property values are not created; • the land is physically suited for the proposed use; • adverse environmental impacts are not created; • there is a balance between neighborhood acceptance and community needs; • present and proposed utilities, streets drainage systems, and other improvements have adequate capacity to accommodate the proposed use; • historic factors are adequately protected; • the overall appearance of the proposed development is compatible with surrounding development and the Commission's goal for the neighborhood/corridor. 4. The Commission's regulation states that the indoor recreational activities must be contained inside buildings which may be readily converted to traditional industrial uses; and that the exterior of the building must remain industrial in appearance. � R 5.
