There is a requirement for a 10-foot landscape buffer strip along the property boundary. This site has a significant amount of existing mature perimeter vegetation. There is one area, along the southerly property boundary in the area 2 of the new parking, where no vegetation exists. Staff recommend that the existing row of arborvitaes be extended to fill in the gap. 7. There are currently two free-standing signs on the property. A sign variance was granted in 1997 to allow the second free standing sign, 6 sq ft in size, at the entrance to the property. The applicant is proposing a third free-standing sign, in front of the building to be converted, that is not permitted under zoning. 8. There are no regulated wetlands and the applicant is disturbing less than 20,000 sf; therefore no IWA/CC approval was required. Doolittle, P.E., Town Engineer Date: 1/11/04 RE: App 04-82P, South Windsor Child Development Center I have reviewed the above site plan application and have the following comments: 1. Shade the proposed new pavement for the 10 parking spaces on the west side of the site (as the other new pavement is shown) and show a saw cut line where the new pavement will meet the old pavement. 2. The spot elevation (110.59) in the south west comer of the 10 new parking spaces shows a low point in this comer which will pond water. Check and fix this as necessary. 3. Show the high point in the pavement on the west side of the site so it is clear that some surface water drains to the north and some drains to the south. 4. 1 suggest the entire parking lot and driveway be repaved as the existing pavement has lots of cracked areas and is beginning to rut and fall apart. Please let me know if you have any questions.
