Appl 0424P, G & R Marine Site Plan Modification
Planning Department Report 5/25/04
1. Request for site plan modification to accommodate for display of boats on the
existing site as well as in the motel parking lot next door to G & R Marine, GC
zone. This application is in front of you as a result of a zoning violation citation
for outdoor storage of boats without screening and without site plan approval
from this Commission.
2. We note that storage of boats in front of the building at G & R Marine has been
an ongoing issue also. When the site was approved for boat sales in 2000, the
site plan reflected that all boats would be parked behind the gate. The owner
subsequently returned to the Commission requesting permission to temporarily
store boats out front just while the addition was being constructed in the rear of
the property. The Commission gave temporary permission, and limited the boat
parking to the row of parking spots closest to the building. The applicant is now
requesting a permanent change to the site plan.
3. The parking requirement for the Nitey Nite Motel required 23 spaces which are
shown on the site. The parking requirement based on the uses for the GR
Marine site requires 47 spaces. They have shown a total of 9 spaces on their
site; 7 spaces on the Nite Nite site for employees and customers. The applicant
is showing 49 spaces (10'X20') as Boat Display/Storage on their site and are
calling this deferred parking.
4. There are no site improvements shown for the existing site; however is site plan
reflects 3 additional bradford pear trees along the route 5 frontage on the Nite
Nite site.
5. Outdoor display/storage is permitted in GC zones, but requires specific
approval from this Commission.
6. G & R Marine received another Temporary& Conditional permit from the
Commission which expires October 2004 to allow storage of boats on property
located on Glendale Road.
7. If this application is approved, the Planning Dept has no additional
modifications to request.

RE: App. 04-24P — G&R Marine
I have reviewed the site plan for this application and offer the following comment:
1. The existing access drive between the two parcels should remain open and not used
for boat displays. This would eliminate the use of John Fitch Boulkevard as a traffic
route between both sites.
