Request for Temporary& Conditional permit for display of boats to be offered for sale on the existing A & S Boats site at 735 John Fitch Boulevard and the parking lot of the Route 5 Motor Cars Site at 713 John Fitch Boulevard, GC zone. This application is before you as a result of past zoning violation citations for outdoor storage of boats without screening and display of boats without approval from this Commission. 2. We note that display of boats in front of the building at A & S Boats is ongoing. Since the site was originally purchased by the current owner in 1984, the fenced in area along Route 5 in front of the building (120'X125') has been used for the display of boats. The applicant is proposing to add an WW44 7 I boats on the A & S Boats site and is proposing to display approximately 35 boats at the Route 5 Motor Car site at 713 John Fitch Boulevard. The lease area on that site is approximately 120' X 100'. There are currently cars being stored on the remainder of the site . 3. Staff has a concern that vehicles pulling boat trailers are able to safely maneuver from the A & S Boat site to this Route 5 motor car site without entering Route 5 or backing out onto Route 5. The applicant should address how this is accomplished. 4. Temporary& conditional permits may be granted by the Commission for a use which is not specified elsewhere in the regulations, if the public convenience and welfare will be substantially served, and the appropriate use of neighboring property will not be substantially or permanently injured, and traffic and other hazards will not result from such use. Outdoor storage and display for sales is permitted in GC zones, but outdoor storage/display requires specific approval from this Commission and must be screened from view of any public streets. 5. If this application is approved, the Planning Dept requests an approval condition requiring the owner of the boats, A & S Boats, to bring all ygns on J - the property into conformance and to keep them in conformance.
