The last line on the title sheet is reads "SDR", and should read"SRD" Plot Plan—not in conformance with/Plot Plan requirements 1. Site layout plan needs to be labeled as the plot plan and must be sealed by a licensed land surveyor, and must contain all the information on the checklist for plot plans 2. All easements must be shown(e.g., street trees easement) 3. Yards are incorrectly defined; 50 fy, 10 sy, and 25 foot buffer. The buffer and yards may be coterminous as shown(just label correctly). 4. Proposed sidewalk should be constructed along the entirety Smith Street frontage. 5. The proposed project sign must be on the applicant's property(not in the Town's ROW) and must conform to Section 17.8.4.f(not 17.8.3 as referenced in general notes) 6. Staff will be recommending that only the driveways be at least 50 feet apart(per the Town's Public Improvement Specs) or a single driveway coming off of Smith Street. Doolittle, P.E., Town Engineer ; Date: 9/5/03 RE: 03-60P Smith's Comer SRD I have reviewed the above application and have the following comments: 1. The storm drainage line from the units to Wheeler Road needs to be increased to 12" diameter. All the drainage from these three units should tie into a drywell located 15-25 feet behind the units. Then one 12" pipe can serve as an overflow from the drywell to the CB in Wheeler Road. This arrangement will provide both infiltration and access to the storm drainage line for maintenance. 2. The existing CB in Smith Street just to the west of the driveway needs to be rebuilt with a 2 foot sump and invert elevation as low as possible. Stormwater from the front part of the site can be piped or directed to this catch basin. 3. A sight-line easement should be provided on the north east corner of Smith Street and Wheeler Road. This is the corner where this SRD is proposed. There have been numerous complaints about the poor sight-line existing to the east for vehicles traveling south on Wheeler Road at this intersection. Some of the existing and proposed landscaping at this corner needs to be moved. We can work with the applicant to determine the exact area for this easement. 4. An application must be made to the WPCA for this project and their approval received. 5. Each unit needs to have a separate connection to the sanitary sewer system. These separate lines can be tied together into a common lateral (with cleanouts at each connection)that runs behind the unit and to the existing SMH in Wheeler Road. 6. Provide details for the new connection into the existing sanitary sewer manhole in Wheeler Road. 7. Street cut permits are required for the new driveway on Smith Street and utility connections on Smith Street and Wheeler Road Please let me know if you have any questions. MEMORANDUM To: Marcia Banach, Director of Planning From: Jeffrey B. Doolittle, P.E., Town Engineer . ID Date: 9/9/03 RE: 03-60P Smith's Comer SRD I have reviewed the above application and spoken with the Engineer for this project and I have the following revised comments: 1. I am waiting for an analysis by the Engineer regarding the capacity of the existing storm drainage line that runs from the first CB in Wheeler Road toward the proposed units. This storm drainage line may have to be increased in size. There should be access to the storm drainage line for maintenance via clean-outs or a drainage structure. 2. 3. An application must be made to the WPCA for this project and their approval received. 4. Each unit needs to have a separate connection to the sanitary sewer system. These separate lines can be tied together into a common lateral (with cleanouts at each connection)that runs behind the unit and to the existing SMH in Wheeler Road. 5. During construction for individual house lots, lot to lot drainage must be addressed with drainage swales as necessary. For lawn establishment, town staff will be requiring erosion control measures to be installed prior to the issue of the certificate of occupancy to ensure soil stabilization.
