RE: App 03-59P, Mannarino 2-Lot Resubdivision on Chapel Road
I have reviewed the above Resubdivision application and have the following
comments:
1. Foundation Drains with sump pumps if necessary need to be shown for both
houses.
2. Inside drops for sewer lateral connections into manholes are not usually allowed.
Revise the plan to show an outside drop, chimney connection into the existing
pipe, or constant slope into the manhole for lot B.
3. An application must be made to the WPCA for the Sanitary Sewer lateral for the
proposed house on Lot 2 and this must be approved and any charges paid before
this is installed.
4. It is noted that the driveway is very close (about 21 feet) to the proposed house
on lot A. The side yard set back behind the house is 26 feet.
Please let me know if you have any questions.

RE: App 03-59P, Mannarino 2-Lot Resubdivision on Chapel Road
I have reviewed the revised plans that were received on 10/24 for the above
Resubdivision application and have the following comments:
1. The foundation drain outlet from the house on Lot B needs to be moved to the
south so it outlets on this lot and not immediately adjacent to another lot. All
foundation drains must have rodent screens on the ends.
2. Show the size and (minimum) slope for the sanitary sewer lateral from the house
on Lot B.
3. Relocate the Temporary Topsoil Stockpile on Lot A and save as many trees and
vegetation as possible to serve as screening between the two houses.
4. An application must be made to the WPCA for the Sanitary Sewer lateral for the
proposed house on Lot 2 and this must be approved and any charges paid before
this is installed.
5. It is noted that the driveway is very close (about 21 feet) to the proposed house
on lot A. The side yard set back behind the house is 33 feet. Can this house be
moved to the west so it is farther from the driveway?
Please let me know if you have any questions.
