Church—Wood Estates (two-lot) Resubdivision
on property of Henry Church Ordway
479 Pleasant Valley Road
South Windsor, Connecticut
NNNNNNNNNNNNNNNNNN
We, the undersigned, Rocco and Paola Conaci, currently own property
located at 465 Pleasant Valley Road in South Windsor, Connecticut which
abuts the Ordway property along its westerly border.
We understand that our property is in the Industrial Zone and that Mr.
Ordway's property was recently changed to the A-20 Residential Zone.
We further understand that the Town of South Windsor Zoning Regulations
require a fifty-foot landscaped buffer where residential zones abut industrial
zones.
We have reviewed the revised plans for the proposed Church—Wood Estates
(two-lot) ReSubdivision dated 27 November 2002.
We feel that the natural buffer that now exists along Mr. Ordway's westerly
line is an adequate buffer for our needs.
We support Mr. Ordway"s application for a two-lot subdivision and would
further support a Town decision to waive the formal landscaped buffering
requirements along the Conaci/Ordway common property line.

RE: PROPERTY OF HENRY CHURCH ORDWAY KNOWN AS
CHURCH-WOOD ESTATES RESUBDMSION and LOCATED AT
479 PLEASANT VALLEY ROAD IN SOUTH WINDSOR, CONNECTICUT
RELEASE OF SUBDIVISION BONDING.
Dear Mr. Doolittle:
Pursuant to a recent telephone conservation with Michele M. R.Lipe,Assistant Director of
Planning,I have prepared this letter to notify you of our completion of the bonded items for the
Church-Wood Estates Resubdivision.
The only public improvements that you required to be bonded were concrete monuments (There
were eight.) and iron pins (There were five.). Each of these was set at the location noted on the approved
subdivision plans.
The twenty-four disks required to be set at fifty-foot minimum spacing around the perimeter of
the conservation easement were not required to be bonded; but they must be in place prior to issuance of
a building permit. As discussed in advance with Jeff Folger,Environmental Planner/Conservation
Officer, most disks were set on metal fence posts and set along the easement lines due to the dearth of
suitable trees at an appropriate spacing.
All monumentation locations and easement lines have been flagged with pink flagging for easy
identification; and I offer you a guided tour of the site if your so desire. Please process the release of the
$3900.00 bond at your earliest convenience
As always, please call me with questions or concerns.
Very truly yours,

RE: PROPERTY OF HENRY CHURCH ORDWAY KNOWN AS
CHURCH—WOOD ESTATES RESUMMSION and LOCATED AT

SUBDIVISION BONDING.
Dear Mr. Doolittle:
Pursuant to our telephone conservation earlier today,I have prepared this letter to document the
amount of subdivision bonding required by the Town of South Windsor for the Church—Wood Estates
Resubdivision. The only public improvements you require for bonding are concrete monuments(There
are eight.) and iron pins (There are five.). The twenty-four disks required to be set at fifty-foot minimum
spacing around the conservation easement will not be bonded; but they must be in place prior to
issuance of a building permit.
Using the 2002 Town specified unit prices of$300 per monument and $150 per iron pin,the
computed subdivision bonding is $3900, as follows:
concrete monuments =($300)(8) =$2400.00
iron pins =($150)(5) = $750.00
total =$3150.00
25% additive required by Town =($3150)(0.25) = $787.50
total =$3937.50
rounding to the nearest$100,as you suggested =$3900.00
As always, please call me with questions or concerns.
