Doolittle, P.E., Town Engineer 10 SOUTH WINDSOR PLANNING DPPT Date: 3/13/02 J RE: App 02-08P, Pine Woods Subdivision I have reviewed the application for Pine Woods Subdivision and have the following comments: 1. No foundation drains for the houses are shown on these plans. 2. Show a 30 foot construction entrance pad in the beginning of the driveway for each lot. 3. Each driveway must be paved for at least a 20 foot apron from the existing road. 4. How will surface and ground water draining toward the road be addressed? Show where the surface water goes from this site and include yard drains and an underground pipe to collect surface runoff before it gets to the road. Include structures or some other means to collect surface runoff from the driveways before it gets to the road. Show an underdrain pipe along the frontage of these lots to intercept groundwater from this site before it seeps out onto the road. These pipes should run along the entire frontage of this project (under the driveways) and tie into catch basins. Include two catch basins along the edge of the road in front of this site. One catch basin should be located approximately 60 feet north of the boundary between lots 1 and 2. The second catch basin should be located at the northern end of lot 3. 5. Include details for the septic systems. 6. Show electric, telephone, gas and other utilities for each lot. Are all these underground? 7. The details need to be larger so they are more easily readable and should be on a separate sheet. Include details for residential driveways, monumentation, and pavement patch details if necessary to cut the road for utilities. Also include details for the storm drainage system as required, which may include details for under drains, storm drains, yard drains or catch basins, culvert flared end or endwall, rip rap ditch or grassed swale, and an energy dissipator. 8. No discharge is shown for the curtain drains. 9. Do lots 1 and 2 need a right to drain onto lot 3? 10.Include a note — All construction to conform to the Town of South Windsor Public Improvement Specifications. Doolittle, P.E., Town Engineer Date: 4/3/02 SOUTH WINDSOR PLANNING DEPT. RE: App 02-08P, Pine Woods Subdivision I have reviewed the revised plans (dated 3/26/02) for the Pine Woods Subdivision. The majority of my previous comments have been addressed, however the following comments remain outstanding. 1. Foundation drains are shown for the houses. However, these need to be labeled and shown with at least 0.5% slope away from the houses. The elevation of the foundation drains at the house should be shown. 2. An elevation is shown at the downstream end of the curtain drains, however this elevation is approximately 3-4 feet below the surface. Where and how will these curtain drains discharge? 3. Final plans and details for the septic systems must be provided to the Town Sanitarian for his review and approval. 4. Show electric, telephone, gas and other utilities for each lot. 5. The details need to be larger so they are more easily readable and should be on a separate sheet. Include details for residential driveways, monumentation, and pavement patch details if necessary to cut the road for utilities. Also include details for the storm drainage system as required.
