George Street is a short private road off Rye Street, thus the Rye Street address. There are no sewers in George Street and being a private street, the town has no plans to sewer it. There is sewer in Rye Street and a manhole exists at the intersection of Rye and George Streets. Two J's property is 150 feet from the Rye Street street line. To sewer from Rye Street to Two J's would require 200 feet of street sewer and 100 feet of lateral to the building. The invert in Rye Street is elevation 74.31 and the invert into Two J's septic tank is 80. 70 thus there is 6.39 ' of pitch available. The minimum required pitch is 1 ft. for 200 ' at 0.5% plus 2 ft. fot 100 ' at 2% or a total of 3. 00 ' of height. This easily fits within the 6 . 39 ' available. The present septic system, designed in 1966, contains three 55 ' long 2 1/2 feet wide trenches. The design drawing says it is suitable for 1110 persons" . The design percolation rate is 5 minutes per inch. Using today's code 165 ' x 2. 7 effective leaching areas per linear foot x 1 . 5 gallons/day per effective leaching area at 20 gallons per person; this equals 33 employees . If the system is maintained, I don ' t think a replacement or city sewers will ever be necessary. Application for a site plan modification to add a 3,200 square foot addition onto the existing facility located at 138 Rye Street, I zone. The existing building sits back from Rye Street (behind the Andrew's Oil Co.) and has its site access from George Road. 2. Site size is approx. 1 ac. Impervious coverage currently exists at 80%. With this proposal the applicant is proposing to reduce the impervious coverage to 75%; 65% allowed. The parking requirements based o uses is 12 spaces; the applicant is showing 13 spaces. It appears that all other zoning requirements have been met. 3. There are no regulated wetlands on the property and the proposal will not disturb more than 20,000 sq ft, so an IWA/CC permit is not required. 3. The building is currently served by public water and a septic system. Public sewer is available in Rye Street in the event that the system fails. The applicant has indicated that they would hook up if that were to happen. WPCA approval would be required. 4. The Architecture and Design Review Committee reviewed these plans on 6/17/99 and were satisfied that the addition would conform to the existing building. They noted that very little of the addition would be visible from any public way, and wanted only to ensure that the color and materials of the addition match the existing building. The landscaping proposed is being added in an area where pavement is being removed. 5. If this application is approved, the planning department has the following modifications to request: outdoor storage of trucks should be shown on the plans There are no engineering comments on this plan tow" a Tawn 0-ic Sot&A Vt:nd4lat t 1540 SULLIVAN AVENUE• SOUTH WINDSOR,.CT 06074.2786 AREA CODE 860/644-2511 FAX 860/644-3781 CERTIFIED MAIL June 28, 1999 Mr. Jack Maloney Two J's Realty, LLC 138 Rye Street South Windsor, CT 06074 Dear Mr. Maloney: Re: Appl #99-35P, Two J's Realty Site Plan We are pleased to advise you that the Planning & Zoning Commission voted on June 22, 1999, to approve with modifications the above referenced application for a Site Plan of Development.
