At the February 25, 1997 meeting of the South Windsor Planning & Zoning Commission, your request
for a two year temporary and conditional permit to operate an antiques shop on property located at 1712
Main Street, A-40 zone has been ranted subje
ct sect to the following terms and conditions:
1. Permit is for a two (2) year maximum period.
2. Hours of operation will be two days a week for either appointment visits or walk-in visits.
This action is effective February 25, 1997. The permit will expire in two (2) years, February 25, 1999
and will have to be renewed at that time if the use is to be continued.

1. Request for a renewal to two year temporary and conditional permit to allow
the sale of antiques from an existing outbuilding at 1712 Main Street, A-40
zone. The applicant is open two days a week for either appointment visits or
walk-in visits.
2. The lot size is 4 acres. The antique shop is set back from the road over a
hundred feet, thus providing a lot of space in the existing driveway for
customer parking, with a turnaround area available in front of the existing
barn.
3. The wording of the T & C regulation is that, "Temporary and conditional pen-
nits may be granted by the Commission for a use which is not specified
elsewhere in these regulations for a period not to exceed two years. Such
approval may given after Public Hearing if, in the judgment of the
Commission, the public convenience and welfare will be substantially or
permanently injured and traffic and other hazards will not result from such
use." There are no provisions in the regulations to allow for shops in
residential zones, but retail uses are allowed in commercial zones.
4. If the applicant is proposing a sign, the regulations permit a two square feet
sign by right in that zone.
5. If this application is approved, the Planning Dept. has no requested approval
modifications.

and conditions:
1. Permit is for two (2) year maximum period.
2. Hours of operation will be two days a week for either appointment visits or walk-in
visits.
This action is effective February 9, 1999. The permit will expire in two (2) years,
February 13, 2001 and will have to be renewed at that time if the use is to be
continued.
