CHILDREE RESUBDIVISION/SITE PLAN
1. Application for a resubdivision and two site plans for property located on
the northwesterly side of Commerce Way, westerly of Rye Street, I zone.
2. Proposed lots are in excess 30,000 sq ft. each; 20,000 sq ft required. It
appears that all other subdivision requirements have been met.
3. The applicants are also proposing two industrial buildings with shared
access. The building coverage for lot 8 is 19.9%;50% allowed and the
impervious coverage this lot is 51.5%; 65% allowed. The required
parking according to the applicant's breakdown forthis site is 9 spaces,
the applicant has provided 20 spaces. evoa
4. The building coverage for lot 8A is 17.3%;50% allowed and the
impervious coverage is 36.2%; 65% allowed. The required parking
according to the applicant's breakdown for this site is 8 spaces, the
applicant has provided 10 spaces. Will there be any office in either of
these buildings?? If so, this should be addressed in the parking
requirements.
5. The applicant has an application pending with the IWA/CC because this
activity will disturb over 20,000 sq ft requiring conservation approval.
The IWA/CC heard the application on 11/5/97 and a decision is expected
on 11/19/97.
6. There is public water and public sewer available to the site. WPCA
approval is required. The sewer connection charge is a minimum of
$2,500.00 per lot. There is no sewer assessment due. Fred Shaw, Sup't
of Pollution Control has requested that a monitoring manhole in the right
of way be placed on the lateral for lot 8A.
7. Architecture and Design Review Committee has reviewed the plans.
They were very pleased with the proposed architecture of the buildings.
They felt they would be very attractive in that area. The committee
agreed with the applicant 's request to eliminate the landscaping along
thet.l6ar of the buildings because they felt it was not necessary. They
did request to review the signage when it was submitted
f
8. Staff is requesting the architecture for the second building be submitted.
It has been presented that there will be no overhead door or loading dock
in either facility.
9. Since only one building architectural was provided, staff is looking for
documentation of the architecture elevation of the second building.
10.If this application is approved, the planning department has requests the
following modifications in addition to those already mentioned:
❑ Key map must reflect driveway cuts of the surrounding properties
❑ '
❑ t UVVVIIK VKll<.L111LVV JK Vllll LLpC[- ,

There are numerous Engineering comments at this ti ave been
forwarded to the applicant, however plans have been received to
date. The staff respectively requests that this public hearing be continued so '
that that the revised plan can be submitted and staff have the opportunity to ✓4Y
review that information.

Re: Review of Childree &Adamec site plan-Plans dated 10/16/97
I have reviewed the site plans for the proposed re subdivision plan with the following comments:
1. The plan shows the stormwater being discharged on the side of a steep slope to the east. This
slope is shown as Terrace Escarpment soils (Te) in the Hartford County Soil Survey. These
areas have been shown to be very susceptible to erosion when stormwater is channeled to them,
causing severe gullies and sediment impacts to watercourses downslope. Stormwater must be
channeled and discharged to an area that minimizes the likelihood of erosive scouring. In
addition, the energy dissipater at the outlet should be sized to accommodate the size pipe on the
plan, and a detail be provided.
2. Proposed catchbasin#2 should be planned as a sediment structure to minimize the migration of
road sand other sediments prior to the outlet.

Planning & zoning Commission
FROM: Jerry C. Iazzetta, Town Engineer
DATE: November 4, 1997
RE: CHILDREE &ADAMEC RESUBDIVISION AND SITE PLAN — 97-80P
We have reviewed the drawings dated 10/16/97 for the proposed Childree &Adamec
Resubdivision and Site Plan and have the following comments:
1. The Plot Plan shows the easement for access, however the line along the street
ROW is not identified (i.e. distance, curve data, etc.)
2. Topographic Map
a. The proposed stormwater discharge in rear of property (lot 8A) is shown
discharging high up on the slope. The soil in this area is highly erosive and the
proposed discharge will cause an erosion problem. This stormwater discharge
must be redesigned to avoid erosion of the embankment.
b. Proposed catch basin #2 should be a sediment structure to avoid sediments
being discharged.
c Sanitary laterals shall be identified as to size, type pipe, inverts at buildings and
at the sanitary main. Also the laterals should identify which one is existing and
which is a new connection.
d. The placement of a catch basin in the middle of the proposed driveway will cause
problems. This should be evaluated.
e. Footing drain not shown.
f. Roof leaders are not addressed.
g. Will there be a loading dock or will large trucks be utilizing site? (Sheet 5 of 6
indicates that one building is to be a distribution center).
h. A sanitary manhole is required for lot 8A located within the Town ROW.
i. WPCA approval will be required.
