F. J. SMITH EQUIPMENT OUTDOOR STORAGE
1. Request for approval of outdoor storage at 41 Commerce Way, I zone, per
Section 3.15 and 6.1.5.2. Section 3.15 covers all commercial and industrial
outdoor storage, and requires that storage of any material outside of a building
is prohibited if such storage is visible from any public street, and that any
outside storage is subject to approval by the Commission to insure the character
of the area is not destroyed. Section 6.1.5.2 is specific to the Industrial zone,
and requires that storage or display of any material outside a building is
prohibited if such storage or display is visible off the individually developed
site.
2. The storage area is approximately 100 feet x 100 feet, surrounded by slatted
chain link fencing on three sides. Impervious coverage will be increased from
about 45% to about 48% with the addition of gravel.
3. The proposed storage area will eliminate 16 parking spaces, leaving about 8
spaces, according to the red-lined plan submitted. The required parking for this
building per zoning regulations is 7 spaces for the office portion of the building,
and 10 spaces for the remainder of the building, total of 17 spaces required, so
the conversion of the parking lot into outdoor storage will require granting of a
parking waiver for 9 spaces. Vehicles do appear to park within the parking lot
that will be converted to outdoor storage. Staff is somewhat concerned that
conversion of the parking lot to outdoor storage could create a parking problem
on site. The applicant should be aware that all parking needs for this business
need to be accommodated on site; on-street parking is not permitted.
If this application is approved, the Planning Dept. has no requested modifications.
