CHAIRMQN' AND MEMBERS OF THE ZBA OF THE TOWN OF SOUTH WINDSOR:
I AM OPPOSED TO ANY CHANGES IN ZONING AT THE CORNER OF AYERS AND SULLIVAN'
AVE. BECAUSE OF THE FOLLOWING REASONS.
1 ) WHEN PROPERTY WAS SOLD BY THE TOWN TO PRESENT OWNER IT WAS DONE UNDER
THE FOLLOWING:STIPULATIONS.
A) IT WAS OPEN LAND & WAS TO REMAIN AS OPEN LAND, AND ONLY SOLD TO: L, r.
ALLOW PROPERTY OWNER TO MEET REQUIREMENTS FOR ADDITIONAL PARKING
SO THAT SQUARE FOOTAGE OF PRESENT BUILDING COULD BE INCREASED
OVER ORIGINAL PLAN AND APPROVAL.
B) TOWN SOLD IT AT A VERY LOW PRICE TO PRESENT OWNER BECAUSE IT WOULD
SAVE THE TOWN MAINTANENCE COSTS AND STILL BE •THERE AS OPEN SPACE
TO ENHANCE THE AREA OF THE TOWN.
C) THESE FACTS WERE VERBALY RELAYED TO ME BY .THE TOWN ZONING DEPT. AT
THE TIME OF THE SAL E.LAND WAS NOT PUT ON THE OPEN MARKET BECAUSE
THEY DID NOT WANT A BUIDER TO PUT A SINGLE HOUSE ON IT AND- RUIN
THE LOOKS OF THE AREA, AND THIS PURCHASER WOULD LEAVE IT AS OPEN
SPACE. THEY ALSO STATED THAT BECAUSE OF SIZE SHAPE AND LOCATION IT
WOULD BE OF NO VALUE TO ANY ONE ELSE BUT THE OWNER OF THE A,JOINING
PROPERTY.
2 ) NO VARIANCE SHOULD BE GRANTEES BECAUSE OF THE PRIOR AGREEMENT WRITTEN'
OR VERBAL BETWEEN THE TOWN AND PRESENT OWNER OF PROPERTY.
3) I QUESTIONED THE SALE AT THAT TIME FOR FEAR THAT JUST WHAT IS HAPPENING
NOW WOULD HAPPEN, THAT IS LET THEM EAT UP THE OPEN SPACE THERE LITTLE .
BY LITTLE IN THAT AREA. ,

RE: Application #1938-89
Dear Mr. Holcombe:
At the May 11, 1989, the Zoning Board of Appeals denied your request
for a variance to section 4 . 3 . 1 of the Zoning Regulations to allow
professional offices on property located on the easterly side of
Ayers Road, northwesterly side of Graham Road and easterly side of
Sullivan Avenue, A-20 zone.
It was the consensus of the Commission that the previous approval of
the existing office building was predicated on the fact that the
adjacent town-owned land would presumably remain as open space. Thus
it makes the entire parcel conform generally to RO conditions .
Very truly yours,
l
