CALLAHAN STORAGE TRAILER T & C PERMIT PH 9/23/96
1. Request for a temporary and conditional permit to be allowed to place an 8'
X 40' storage trailer, '13' in height on property located at 1212 Sullivan Avenue.
The applicant has submitted a site plan which shows that the container will be
located 20 feet from the side property line and 20 feet from the rear property line on
the paved driveway.
2. The reason for this request is that the applicant currently runs an antique
business out of the barn on the site currently under construction for the Colllins Hill
project. (This antique business was approved by a variance which was granted in
1975.) This storage container would allow for storage of antique items while the
applicant proposes a new structure for the antique business. At the time of any
proposal, site plan approval will be required.
3. The wording of the T & C regulation is that, "Temporary and conditional
permits may be granted by the Commission fora e which is not specified
elsewhere in these regulations for a period not to`exceed two years. Such approval
may given after Public Hearing if, in the judgment of the Commission, the public
convenience and welfare will be substantially or permanently injured and traffic and
other hazards will not result from such use." There are no provisions in the
regulations to allow for outdoor storage trailer in residential or commercial zones;
the only regulation allowing general outdoor storage is through PZC approval in
commercial and industrial zones.
If this application is approved, the Planning Dept. has no modifications to request.

At the September 24, 1996 meeting of the South Windsor Planning & Zoning Commission, your request
for a two year temporary and conditional permit to allow an outdoor storage unit on property located at
1212 Sullivan Avenue, RR zone has been granted subject to the following terms and conditions:
1. Permit is for a two (2) year maximum period and shall not exceed this period.
2. Any new building, or alternations/additions to existing buildings, require a site plan approval and a
building permit prior to start of construction.
This action is effective September 24, 1996. The permit will expire in two (2) years, September 24,
1998.
