DATE May 17, 1995 = 4- C & P Machine Site Plan 1. Application for site plan approval for a industrial building approx. 13,300 sq ft located on the southerly side of Commerce Way, westerly of Rye Street, I zone. The zoning table breaks down the information into two phases, however this site plan is for the entirety of the proposal. 2. Proposed building coverage is 17%;30% allowed. Proposed impervious coverage is c,1 O%; 65% allowed.. The required number of parking spaces needed is 24; 24 spaces have been provided. 3. There are no regulated wetlands on the site, however the applicant is proposing to disturb over 20,000 sf requiring a conservation approval from the IWA/CC. This was q g PP granted on 2/5/97 with the recommendation of a$2,000 bond and no unusual approval conditions. 4. There is public water and sewer available tot he site. WPCA approval is required Fred Shaw, Sup't of WPC has reviewed the plans and has indicated that a profile of the building sewer showing all other utilities was needed to ensure no conflicts with other utilities. He also stated that is there will be a discharge of process waste to the sanitary sewer a DEP permit may be required. 5. The Architecture and Design Review Committee reviewed the plans and found the architecture and landscape plan to be acceptable and consistent with other buildings done in the general area. They did recommend additional plantings be placed on the side of the driveway. If this application is approved, there are no planning department modifications requested. Gentleman : Encl please find the computations for the storm drainage in CommercWay. As you can see, there is a small amount of detention occuring within the system because of the design outlet is operating under a backwater condition. I have also enclosed the "Drainage Computations, John Fitch Industrial Centre, Sullivan Avenue, South Windsor, CT. " dated November 1985, and prepared by Lucek Engineering Associates, Inc. Thess computations indicate that the detention area developed in Phae 7 of this project was sized to function after full develzpment of boLh Phase I & II . Thcrefore, no further detenLion is required as part of this project. If you have any further questions, please contact me. The remaining items are as follows: 1. Sanitary Manhole is to be placed within the Town of South Windsor's right of way. This item was specifically addressed and stressed at the preconstruction meeting at which you were present due to the problems we had with 185 Commerce Way Satellite Tool Machine in which you had the same situation. The location of the sanitary manhole shown on the As-Built Survey by A.H. Fernstein is not accurate. The manhole cover itself in addition to the structure is located on private property. This needs to be corrected. This entire manhole structure needs to be located within the Town's right of way. A new sanitary permit will need to be taken out for this work and all work will need to be inspected by the Town Engineering Department. 2. Plan is to show sedimentation catch basin access manhole. 3. Sedimentation manhole is to have baffle installed. 4. Sanitary lateral invert at the building is required on plan. 5. Sanitary lateral cleanout is to be shown on plan and be brought to grade. 6. 12" PVC pipe —roof leader to be shown on plan. 7. Dumpster pad enclosure needed. 8. Original seal and signature of land surveyor is required. 9. Downed trees and brush piled along westerly property line needs to be removed. —2— September 16,1997 I will be awaiting a revised and certified As-Built showing that these items have been addressed.
