This should reflect the zoning requirements for the GD zone-not RC zone. General Comments 1. The access easement needs to be documented and a copy submitted with this application 2. The Buckland Gateway zoning regulations require that parking areas be set back 25 ft from Buckland Road(Sec. 5.8.5.a). How do you get out of parking spaces 1 and 12 without conflicts? Also,it appears that spaces 6 and 7 may be tough to get out of as well. 3. Staff has a concern with left hand turns out onto Buckland Road in this location 4. Additional landscaping should be shown in the front of the building. Also, Section 5.8.5.d requires p g g (fl q a sidewalk be constructed to Town specifications for any property along Biuckland Road. 5. Dumpster must be placed on a concrete pad. This approval is subject to the following conditions: 1. One blueprint copy of the entire set of plans and this letter reproduced thereon, must be submitted to this Commission. This must be completed within 65 days of approval prior to any construction activity on the site. 2. Construction activities shall be subject to the approval of the Town Engineer. 3. The application shall indemnify and hold harmless the Town of South Windsor against any liability which might result from the proposed operation or use. 4. The permit is valid for five years and shall expire on June 5, 2001. It has been IWA/CC's policy to notify landowners)/applicant(s) of expiring wetland permits.
