KELLEY ZONE CHANGE REQUEST PH 7/9/96
1. Request for a zone change from RR to A-20 for about 9.5 acres with in excess of
364 feet of frontage at 1363 Sullivan Avenue, south of Sand Hill Road. There is
an existing house at this site. The site is,surrounded by the RR zone, with the
exception of the Peachbrooke DR zone, across the street to the south.
2. The Town Plan shows this area as residential. The Plan indicates that low-
medium density residential would be assigned to the majority of residential areas,
and the majority of zones within these areas would be A-20, A-30, A-40 and
AA-30. The proposed zone change does fall within this category.
3. Minimum lot size in the RR zone is 40,000 square feet; minimum lot size in the
A-20 zone is 20,000 square feet. Uses allowed in the RR zone include:
• Agriculture, greenhouses, schools, churches, clubs, hospitals, convalescent
homes, boarding homes, fire & police stations, golf courses, housing for
the elderly, and commercial horse stables.
The A-20 zone allows many of the same uses as the RR zone, including:
• Fire & police stations, churches & schools, elderly housing, boarding
homes, and commercial horse stables.
4. Traffic impacts from the zone change should be minor and easily handled by
Sullivan Avenue. The applicant should be aware that the town is involved in our
access management project for Sullivan Avenue now, and Town staff will ask
our access management consultant for input regarding the locations of any
proposed road cute onto Sullivan Avenue.
5. The topography of the subject site is relatively gently sloping away from Sullivan
Ave.
6. Public water and sewer are both present in Sullivan Avenue in the vicinity of this
site.
7. There are no regulated wetlands shown on the Town's wetlands map.
8. If this zone change request is approved, the applicant would have to return to
you for approval of development plans prior to any construction.

Dear Mr. Kelley:
Re: Appl #96-40P, Zone Change/1363 Sullivan Avenue
At the Planning & Zoning meeting of July 16, 1996, the Commission voted to approve the zone change
from RR to A-20 on t 9 acres located at 1363 Sullivan Avenue.
The Commission noted that this zone change is in compliance with the Comprehensive Town Plan of
Development.
Within ninety days (by October 18, 1996) a zone change map (1" = 40') with an A-2 certification must
be filed, showing all boundary lines and the acreage of the land where the zone change was granted.
The map shall be drawn in accordance with the rules and regulations of the State Board of Registration
for Professionals Engineers and Land Surveyors, and shall be stamped and signed by a Registered Land
Surveyor. The zone change map must be submitted on black and white mylars, with this approval
letter thereon, together with three blueprint copies of the Zone Change. After the mylars have been
stamped and signed by the Commission, they will be returned to you for filing in the Town Clerk's
office.
The effective date of the Zone Change is the date the mylar is filed in the Town Clerk's office.
