The intent of this request is to allow the construction of a garage addition
to the present home at the above address. The design and siting of the structure would
place the front comer just over ten (10) feet from the sidelot boundary. The rear comer
would be just under the minimum fifteen (15) foot requirement.
The structure is designed to be unattached to the existing home because
of the window arrangement precludes attachment which would have increased the
sidelot clearance to meet the 15 foot requirement. Aesthetics and practicality prevents
the design of the structure closer than 10 feet from the house, thus with a standard 24
foot wide garage leaves just under 11 feet from the boundary.
Consideration was given to changing the design to accommodate a single
garage door which would allow a slight reduction in the overall width however the
structural design with a center carrying beam prevents the use of a single door.
Furthermore, a single door design would detract from the colonial design of the existing
home.
Further consideration was given to positioning the structure further back
on the lot to take advantage of the divergence of the sidelot from the structure and
allowing it to be built closer to the existing home without interference with its window
arrangement, however the terrain prevents this from being possible.
The proposed colonial design and location would result in an
aesthetically pleasing as well as practical addition to the existing home with minimal
interference, if any to the adjoining properties.
