No. State clearly the unusual hardship or exceptional difficulty that prompts this application and indicate why other options are unacceptable. (Use a separate sheet of paper if necessary) . Currently, the dwelling does not have a garage that can be used. Although then is a small one car garge in the rear, it is so small that our Toyota Corrolla barely fits in it. Now that we have a 10 month old daughter we are incapable o- placing her into or out of the car seat while in the garage. Additionally, the is the need for a garage to house our second vehicle. Both my wife and I have a car neither one can be parked in the small garage we have. Therefore, we are seeking to construct a two car garage. This structure must be placed on the lef _ side of the dwelling because it would be much-.more expensive to expand the tine one care garage mentioned above- Such an expansion would require having to cut two trees to make room for the -expansion, it would -require almost twice the ex- pense for a driveway- and- it would detract from -the esthetics of the property. That is, the trees that _=would have to be cut create a very beautiful setting ir: the backyard area; that would be lost if those trees were cut and replaced witl. a garage. Also, the new structure would make the dwelling look ]larger and more appealing, as it would compliment the dwelling' s appearance. Finally, the pro- posed driveway would allow for better maintenance in the winter. SEc Y,MYebW-E . The apron to the proposed driveway for a garage on the right would be too close to the Chapel Road intersection creating a hazardous situation; Z. The utility company pole is directly in the path of any proposed driveway on the right side of the house; and 3. The leaching field for the septic system would be encroached upon by any such expansion of the existing garage or construction of a garage on the right side of the dwelling. i r TOWN OF SOUTH WINDSOR Aga ; ZONING BOARD OF APPEALS erved'from 'F - -- -- --- ----f- - - ----- --------------- ------ ---------------- ' 507 Main Street, South Windsor, CT 06074 -. -- ------------------------- --- --------- --- --- -- -------_-__---------- --------------------------- " $45,00 s . M A l Mr . Salvatore Bonanno 507 Main Street South Windsor, CT 06074 RE: ZBA Application #2154-93: Salvatore Bonanno 507 Main Street Dear Mr . Bonanno: At the meeting of the Zoning Board of Appeals held on September 2, 1993, your request for a variance to Section 10. 2 of the zoning regulations to allow a 10 ft. side yard to build a 2-car garage and a 38 ft. variance for a 12 ft. front yard at 507 Main St . , A-40 Zone, was approved. The Board noted the hardship with this appeal to be due to the house pre-dating the zoning regulations , the configuration of the lot, and the location of the septic system. It is noted that the 10 foot variance was approved for only the south side setback. This action is effective September 2, 1993 and upon your filing of the enclosed form in the Town Clerk's office at your own expense. Very truly yours, Robert W.
